Job Summary:

The successful candidate for the Service Charge Accountant role will be responsible for the management of the portfolio of service chargeable properties and will be expected to ensure that year end reconciliations are completed according to RICS regulations.

Key Responsibilities:

  • Service Charge Budgeting: Prepare annual service charge budgets, including apportionments and on accounts calculation.
  • Year End Closure: Complete year end closure and billing of balancing service charges to tenants.
  • Service Charge Reconciliation: Prepare year end service charge reconciliations, including invoice collation, analysis of income and expenditure, journals and accruals.

Broad Responsibilities:

  • Quarterly Analysis: Prepare quarterly analysis of service charges.
  • Lease Review: Review leases to ensure that correct apportionments are applied.
  • Communication: Communicate variances to budget and statement of funds to internal management.
  • Liaison: Liaise with Asset Managers, Building Managers, External Management Agents.
  • Invoice Review: Review and code invoices according to programme.
  • Year End Closure: Complete year end closure and billing of balancing service charges to tenants.
  • Cost Monitoring: Monitor cost on a regular basis and compare against budgets.
  • Utility Reconciliation: Reconcile demised utility recharges based on collated meter readings and post journals to credit service charge liability.
  • Process Enhancement: Enhance efficiency of service charge processes.
  • Tenant Communication: Respond to tenant queries in a timely manner.
  • General Ledger Maintenance: Assist with General Ledger maintenance.

Requirements:

  • Experience: A minimum of 2 years' Service Charge accounting experience within a commercial property environment.
  • Skills: Previous experience in handling property-based accountancy packages, solid Excel skills, and high IT literacy.
  • Teamwork: Join a small hard-working team and must be able to work closely with and communicate well to that team.
  • Initiative: Be able to work on their own initiative, be adaptable with good organisation skills and be able to plan their workload and resolve problems efficiently.
