We are hiring an Administrator for our Property Management Department. You will have the full responsibility of managing daily operations at assigned properties. The role involves administering new tenancy agreements or tenancy extensions/renewals, facilitating tenants on moving in day (check in) and moving out/contract end date (check out) procedures, handling property maintenance enquiries from both tenants and landlords, liaising with contractors and clients on problem solving, raising works orders, conducting property inspections, handling and negotiating end of tenancy reports, refunding tenants deposits and other related tasks as required.
**Duties and responsibilities include**:
- Timely communication with landlords and tenants
- Administer new tenancy agreements or tenancy extensions/renewals
- Creating Tenancy Agreements, Welcome packs
- Uploading all tenancy documents to the system and online shared drive
- Facilitate tenants on moving in day (check in) and moving out/contract end date (check out) procedures
- Responding & reporting property maintenance requirements
- Co-ordinate with contractors regarding maintenance and/or repair requirement and following up on status of works, processing Invoices
- Booking Gas Safety Checks, EPCs and EICRs, actioning remedial works
- Carrying out mid-term property inspections
- Chasing rent arrears and instructing payment plans when needed.
- Actioning CCJ or Money Claims for failure of payment
- Returning tenancy deposits once the check-out procedure has been conducted
- Ensuring each Tenancy is up-to date with current legislation (GSC, EPC, EICR, PAT)
**Person Specification**
- Previous working experience in property management is preferred but not a must
- Have an uncompromised approach to customer service
- Have a willingness to undertake a wide variety of tasks in an efficient and timely manner
- Intermediate level Microsoft office user
- Able to work independently but also as part of a team
- Skills in multitasking and time management
- Be highly effective with written & spoken communication skills
- Be highly organised with the capacity to prioritise tasks
- Attention to detail, ensuring all documentation are error free
- Ability to produce a variety of reports
- A good geographic knowledge of Croydon
- UK driving licence with own car preferred
**Job Type**: Part-time
**Salary**: £10.42-£11.44 per hour
Expected hours: 20 - 25 per week
