**Job Description: Regional Housing Officer - East Midlands**

We collaborate with Care Providers who offer tailored support to tenants based on their assessed requirements. This includes assisting them in maintaining their tenancies, managing financial responsibilities, enhancing their well-being, and gaining greater self-sufficiency in their day-to-day activities. Our efforts are geared towards integrating our tenants into their local communities and fostering their active participation.
**Role Overview**:
As a Supported Housing officer, your pivotal role is to ensure the delivery of a high-quality housing management service to all tenants. This encompasses conducting regular site visits to perform property inspections and offer tenants guidance and assistance. The Patch will be located in and around the Peterborough and Bedford Area.
**Key Responsibilities**:
**Agreements and Applications**
- Ensure that all tenants within the East Midlands region have up-to-date, signed Assured Shorthold Tenancy agreements (ASTs) that outline the provided services.
- Informing tenants of their responsibility for paying charges at the checking in stage of a tenancy. E.g., Council Tax, personal area utilities, TV licence and personal insurance, ensuring that the tenant receives and signs the rights to rent pack confirming that they accept and understand the terms.
- Ensure details of tenancy changes, rent variations etc are up to date & correct. Monitor rents & tenancies to ensure amendments have been implemented correctly.
**Property Visits**
- Conduct routine property visits and arrange both planned and reactive maintenance assessments.
- Undertake follow-up visits with new tenants within 8 weeks of tenancy commencement.
- Regularly inspect new and existing properties to verify maintenance and suitability.
- Visit properties and tenants on a consistent basis to ensure satisfactory external and internal conditions, coordinating repairs, gardening, and cleaning as per MYSHON maintenance procedures.
- Deal promptly with cases of Anti-Social Behaviour
- Liaise with appropriate external professionals in respect of tenants changing needs including support provider input.
- Inspect voids in order to arrange repairs and decorations for the re-letting of void properties.
- Ensure that re-lettings standards have been achieved through post works inspection as required.
**Administration**
- Timely completion of property visit reports.
- Responsively manage telephone enquiries, forwarding messages to the appropriate parties when necessary.
- Actively participate in team meetings, contribute to new initiatives, and support future service enhancements.
- Ensure adherence to MYSHON policies and procedures.
- Collaborate with the credit control team to address deficits proactively.
**Person Specification**:
- Demonstrated ability to manage workloads effectively, plan visits, and coordinate arrangements independently.
- Previous experience in Housing Management or lettings agency.
- Strong written and verbal communication skills.
- Meticulous attention to detail and conscientious approach.
- Understanding and commitment to maintaining confidentiality.
- Proficiency in PC usage and numeracy.
- Excellent time management and organisational skills.
- Previous administrative experience.
- Knowledge of Housing Legislation and Licence Agreements.
- Ensure work practices meet Health & Safety requirements and adhere to the Association’s Equality and Diversity policy.
**Experience**:
- Preferred: 1 year of Property Management experience.
- Preferred: 1 year of Customer Service experience.
**Vehicle Requirements**:
- Possession of a valid UK Driving license.
- Access to a personal vehicle with business use insurance.
