The Picton Consultancy is working with a long established property company in Winchester and together we are recruiting for a Property Coordinator.

The role of Property Coordinator encompasses a 360 approach to estate agency and includes work on both the admin and negotiation side. In addition to coordinating the office, you will conduct property viewings and see the sale through to completion.

This role is perfect from someone currently on the admin side of property wanting more of a sales aspect, or for someone wanting to get into the industry and have the possibility of learning every angle of the business.

Duties, depending on experience may include the following but the role will be tailored to an individuals strengths and capabilities so will not necessarily include all of these aspects:

- Booking viewings
- Registering applicants
- Applicant management
- Vendor contact
- Book valuations
- Viewings and viewing feedback
- Negotiating offers
- Invoices at exchange, updating invoice book, chasing unpaid invoices
- Printing and scanning office invoices
- Creating purples, ID sheets, offer sheets
- Administration/office coordinating
- PA duties for Manager
- Photos, floorplan, details
- Drawing floorplans
- Social media management
- Due diligence for buyers and vendors
- Window cards
- Calling out
- MOS and offer letters
- Lettings viewings/general help when needed
- Figures/attendance/pipeline
- Premium listing/featured property management
- Staging properties for photography
- Key book audits
- Filing audits
- Arrange surveys/contractors/mtg vals/EPC
- Solicitor referrals
- Sales progression
- Financial services referrals

**Skills**:

- Have a passion for working in a sales environment.
- Strong data entry skills to accurately maintain company records and financial information.
- Proficient in administrative tasks, such as organizing documents, and managing schedules.
- Excellent communication skills, both written and verbal, with a professional phone etiquette

This position requires attention to detail, strong organizational skills, and the ability to multitask in a fast-paced environment. The Property Coordinator must also have excellent customer service skills to effectively interact with buyers and vendors and address their needs. Additionally, the ability to work independently as well as part of a team is essential.

Due to the nature of the industry the role of Property Coordinator involves Saturday working on a rota. A driving licence is essential in order to attend viewings. Hours of work during the week are 9-6pm.
