**Location**: One day in the office four from home on a standard week. But there is scope to come into the office when needed, particular meetings or training etc.

**What you'll work on**

To be the point of contact for residents and colleagues on all aspects of Right to Buy, facilitating the smooth and timely operation of the Right to Buy process and other home sales functions including staircasing and presale enquiries at Waltham Forest.

To facilitate and process requests for consent under the terms of the leases and explain the requirements and obligations of the Council and leaseholder under the lease, Council policy/practice and associated legislation in relation to the property to leaseholders and other members of housing staff. For serious or breaches of a lease that cannot be resolved through consent to prepare that case for referral to the Legal Team.

Working with a variety of clients, colleagues and residents to deliver the service. This includes working to the statutory regulations and assisting with the monitoring and managing of performance to ensure all standards are met.

**What you'll achieve**
- Respond to all enquiries relating to RTB and Compliance including Resales, Pre-assignments, solicitors’ enquiries and re-mortgaging.
- Ensure that all relevant electronic databases and modules are up to date.
- Take enforcement action for breaches in the terms of a lease and represent the client at the First Tier Tribunal (Property)/ County Court to provide witness evidence when necessary.
- Effectively respond to relevant leaseholder and tenant queries relating to the management of their lease, including lease extensions.
- Ensure that customers adhere to the repairing covenants in their lease and co-ordinate efforts with repairs services when necessary in ensuring that cases of disrepair get resolved.
- Deal with queries from tenants seeking to exercise their right to buy/acquire, ensure that applicants understand leasehold ownership obligations and liabilities and respond to any resulting enquiries.
- Develop and maintain internal and external working relationships to support awareness of other departments and stakeholders in order to deliver an effective and cohesive service.
- Deal with third party managed and leased back properties. Including payment of invoices, querying, and challenging unreasonable charges etc.
- Keep abreast of changes in legislation, regulations and best practice guidelines.
- Undertake any other duties of a similar level and responsibility as may be required from time to time.

**Who we're looking for**
- Specialist knowledge of legislation and procedures in relation to Right to Buy, Outright Sale and Shared Ownership sales and resales
- Strong knowledge in leases, leasehold management, legislation and relevant regulation
- A proven track record of achieving and exceeding targets and objectives
- Ability to prioritise workloads, working to tight strict deadlines and statutory timescales in a pressurised environment, whilst always paying excellent attention to detail and keeping accurate records.
- Experience of calculating accurate complex calculations, in particular relation to S125
- Notices, discount (and repayment) for Right to Buy and staircasing of shared ownership leases.
- Excellent written communication skills including grammar, spelling, punctuation, for effective correspondence with customers, report writing and statistical work.
- Excellent verbal communication skills including assertiveness, listening, negotiating and influencing skills, at all levels - including face to face, telephone, presentation skills.
- Ability to interpret complex information, and relay in a ‘plain English’ manner.
- Good IT Skills, including Microsoft Office especially Microsoft Word. Ability to utilise IT
- systems effectively and efficiently, and willingness to progress electronic databases and use IT to improve performance.
- Awareness of the importance of maintaining confidentiality of customer data.
- Have a flexible working approach to working hours, including working occasional evenings, weekends and providing flexible cover to other members of the team.
- Good understanding of Equality and Diversity issues.
- Ability to travel to sites, properties and venues as required.
