This successful applicant will be responsible for onboarding new clients (vendors & purchasers) for the Residential sales team - applicants must be confident in a client facing role

The primary focus of this position will be to support the sales process, from an agreed sale to legal completion. The role will support the Residential agents in meeting their regulatory obligations under the Money Laundering Regulations. Anti money laundering compliance experience is essential.

Our residential sales team are an award winning team and work on a high volume of quality house sales across Cambridgeshire and the surrounding areas, every year.

**What you'll be doing**
- Act as the liaison between buyers, sellers, solicitors, and other stakeholders to ensure a smooth transaction process, including the preparation and submission of all necessary documents
- Maintain open and transparent communication with all parties (internal and external) involved in the sales process, providing regular updates on progress and addressing any issues promptly
- Identify and resolve any obstacles or delays that may arise during the sales process to ensure successful and timely completions of sale transactions
- Deliver exceptional customer service to both buyers and sellers, ensuring their needs are met and their questions are answered
- Work closely with the selling agent to obtain all information required to comply with Bidwells Anti-Money Laundering process
- Ensure AML submissions are timely, comprehensive and accurate when submitted
- Continually monitor transactions and flag promptly transactions that are like to require Enhanced Due Diligence (EDD) and assist the agent with gathering all the requisite supporting information
- Maintain accurate and organised records of information in relation to each transaction
- Prepare regular reports and updates for management
- Work to ensure any changes to requirements are fully understood and implemented

**About you**
- Previous experience within Residential sales
- Good knowledge of the legal conveyancing process
- An understanding of the UK’s Anti-Money Laundering requirements in relation to Residential agency
- Strong organisational and time management skills, with the ability to manage multiple transactions simultaneously
- Excellent communication skills both written and verbal with clients and internal stakeholders
- Problem-solving skills to address any issues that may arise during the sales process
