This community value pub sits in a prominent position in a heavily populated suburb and offers plenty of scope to become a real focal point for the down-to-earth folk in this residential area. It has everything required to provide an all-round offer of sports, entertainment and a great environment. Developing the sports and entertainment side of this business will help it to achieve its full potential, while also meeting the needs of local customers.

The Cornishman is set up to serve all comers, with two distinct rooms trading around a central bar. The lounge bar offers a separate darts area and can also be closed off to host functions, events, karaoke and live music. At the other side of the pub, customers can meet to chat and drink in the main bar or take advantage of the pool table towards the rear. Outside, there’s a spacious beer garden where children can let off steam on dedicated play equipment while the grown-ups enjoy a relaxing drink. The pub offers further benched seating to the front of the property and a large car park with space for 20 vehicles.

About the Area

The Cornishman is located in the densely populated suburb of Alvaston near Derby. It occupies a large corner plot on one of the key routes through the area, adjacent to a row of local shops and amenities. Situated just 10 minutes’ drive from the centre of Derby, Alvaston is home to over 8,000 people, the majority being hardworking families who go back generations. There’s a strong sense of community among these leafy streets and dense estates. Sitting adjacent to the main A6 road leading into Derby city centre, Alvaston enjoys good bus links. It offers a range of shopping and leisure options, including picturesque Alvaston Park, which runs alongside the River Derwent and contains an impressive BMX track that regularly plays host to large national events.

Ideal Operator

To succeed here, you’ll need the desire to get stuck in and integrate with the local community, the ability to promote great wet sales deals and, perhaps most importantly, the skill to book and host memorable entertainment events that will appeal to local residents.

The private accommodation consists of three bedrooms and a kitchen, bathroom and lounge.
