**About the Role & Team**

London Square looks to be the developer of choice in its markets, this role is pivotal in creating developments which are highly considered with excellent quality finishes and details to ensure repeat purchasers, high net promoter scores and increased values.

The Head of Sales Operations will act as the main point of contact for the sales, marketing and wider operations teams, to assist is shaping the development process from initial site assessment through to project execution, ensuring the successful delivery of a market-aligned, functional, and aesthetically appealing developments. This includes evaluating new acquisitions, setting development budgets, and optimising layout and design elements in line with customer needs, sustainability goals.

The role will focus on balancing practical and aesthetic requirements by selecting materials, finishes that enhance functionality, durability, and energy efficiency. The position will also oversee market research, benchmarking, and pricing strategies to align development with current trends, customer preferences, and competitive positioning.

**Key Responsibilities**:

- Play a significant role in the creation of market leading developments across Greater London
- Working with the sales and marketing teams to set development budgets and sales rate forecasts
- Always looking for the extra detail and USP which sets a London Square development apart from its competitors
- Development optimisation - apartment layouts, communal areas, amenity spaces, mechanical and electrical review and landscaping
- Market research throughout the development stages to create the right mix for the location and demographic
- Choose appropriate materials, finishes, and color schemes based on the project’s design brief, sustainability goals, and customer preferences
- Create briefs and manage interior designers, interior architects and consultancy teams when required
- Work with technical to consider setting out of all communal finishes
- Ensure designs meet UK building codes and regulations, including fire safety, accessibility, and environmental standards
- Collaborate with external agents and internal stakeholders to provide plot by plot pricing
- Identify show home locations and ensure fast track delivery to assist the sales process
- Support sales and marketing by reviewing brochures to ensure specifications and floorplans are accurate
- Ensuring future specification trends are considered
- Identifying marketing suite location & design

**Key Skills & Experience**:

- Proven experience in residential development, ideally within Greater London or similar urban settings.
- Familiarity with UK building regulations, fire safety standards, accessibility requirements, and environmental considerations.
- Experience in development optimization, including apartment layouts, communal areas, amenity spaces, and landscaping.
- Knowledge of current and emerging trends in materials, finishes, and interior design.
- Ability to conduct thorough market research to inform development mix and demographic targeting.
- Strong sense of aesthetics, with the ability to balance design appeal and practicality.
- A visionary mindset with the ability to create market-leading, innovative, and inspirational developments.
- Strong understanding of development processes, from land acquisition to sales and marketing.
