Position Business Development Manager – Senior level, Full‑Time, Permanent Salary £50,000 – £55,000 per annum, depending on skills and experience. Location Bournemouth, United Kingdom with frequent travel to Huddersfield, Bradford, Liverpool, and Bolton. Contract Full‑Time (35 hours per week), Permanent. About the Company SALIKA LTD is a professionally managed property investment and management company specializing in the acquisition, refurbishment, and management of high‑quality HMO (House in Multiple Occupation) properties. Established in October 2022, the company provides well‑maintained, compliant, and affordable shared housing solutions for refugees, benefit claimants, students, professionals, and local residents. SALIKA currently manages several HMO properties in Huddersfield and oversees all aspects of property operations from acquisition and refurbishment to tenant placement, maintenance, and compliance monitoring. About the Role The role is senior, full‑time, based in Bournemouth, with frequent travel to Huddersfield, Bradford, Liverpool, and Bolton. The Business Development Manager will drive strategic growth, secure new contracts, optimise operations, and maintain a competitive position in the sector. Key Responsibilities Liaise with senior management to determine the range of services offered and contribute to business strategy development and growth target setting. Discuss local councils, charities, and partner requirements; conduct surveys and analyse feedback to improve service offerings and tenant experience. Compile and analyse performance data, sales figures, and market trends; prepare proposals for marketing campaigns, promotional activities, and strategic initiatives. Manage customer accounts, ensuring long‑term satisfaction and strong business relationships with landlords, tenants, and partners. Identify and seek new business locations and potential clients, including visiting new cities, networking, and attending property training and education fairs. Recruit, train, and mentor junior business development staff to support team growth and operational efficiency. Produce reports and recommendations for senior management concerning business development, marketing, and sales strategies. Keep up to date with market developments, competitor activities, and industry trends. Qualifications & Experience In‑depth knowledge of the UK property and real‑estate market, especially HMO or related housing sectors. Experience in the UK HMO or related housing sector with comprehensive knowledge of relevant statutes, local councils, and charities supporting refugees and benefit claimants. Exceptional communication, interpersonal, and negotiation skills; ability to close deals and manage customer interactions effectively. At least 3 years’ experience in residential property letting and management in the UK. At least 3 years of experience in marketing and research related to the property sector. Excellent management and organisational skills. Bachelor’s or Master’s degree in Real Estate and Planning, Business Administration, or a related field. Proficiency in Microsoft Office, with proven record of advanced Excel reporting and forecasting. Ability to work collaboratively as part of a team. Capacity to work independently with minimal supervision. Willingness and ability to travel across the UK. Benefits 28 days of annual leave, including bank holidays.
