Facilities Operations Manager

We are seeking a highly skilled Facilities Manager to join our team at GKR International. The successful candidate will be responsible for the maintenance and day-to-day operations of commercial properties, ensuring that facilities operate smoothly and efficiently.
Key Responsibilities:- Maintenance and Repairs:
- Conduct regular inspections to ensure all facilities are in optimal working condition.
- Schedule and oversee routine maintenance and handle emergency repairs as needed.
- Coordinate with contractors and service providers to ensure timely and effective service delivery.
- Collaborate closely with the asset manager to keep tenants informed about ongoing and upcoming works.
- Safety and Compliance:
- Ensure all facilities comply with local, regional, and national regulations.
- Conduct regular safety inspections and audits, implementing necessary safety protocols and emergency plans.
- Maintain up-to-date records of compliance and safety measures.
- Financial Management:
- Manage the facilities budget, including raising purchase orders, performing reconciliations, and liaising with the accounts team.
- Monitor and control expenses related to maintenance, repairs, and overall operations.
- Identify and implement cost-saving opportunities without compromising service quality.
- Ensure that tenants keep utilities payments up to date and handle service charge arrears and insurance claims.
- Technical Knowledge:
- Possess a solid understanding of building systems, including electrical, plumbing, and HVAC.
- Familiarity with MRI Qube software is beneficial for updating maintenance schedules and inspection records.
- Communication:
- Serve as the first point of contact for tenants regarding all facility-related queries.
- Exhibit strong verbal and written communication skills to interact effectively with staff, suppliers, and stakeholders.
- Problem-Solving:
- Take a proactive approach to identifying and resolving issues before they escalate.
- Demonstrate the ability to make quick and effective decisions under pressure.
- Attention to Detail:
- Ensure all aspects of the facility are maintained to the highest standard.
- Keep meticulous records and documentation for all maintenance, repairs, and safety inspections.
