Job Overview

We are seeking an experienced Block Property Manager to join our team at CV-Library.

About the Role

The successful candidate will be responsible for directly managing a portfolio of Leasehold blocks, providing excellent customer service to clients, and ensuring all Health & Safety requirements are met.

You will also conduct regular site visits, arrange quotes and repairs, and deal with insurance claims. Additionally, you will manage licensing consent and fees, prepare Service Charge budgets and financial reports, and hold resident and Director meetings.

This is a full-time permanent role based in Full Time hours with a salary range of £35,000 - £45,000 commensurate with experience.

Main Responsibilities
  1. To directly manage a portfolio of Leasehold blocks and provide assistance to the department as required.
  2. To ensure all clients receive an excellent level of customer service while managing the portfolio in line with the client's instruction, the terms of the Lease and relevant Health & Safety requirements.
  3. Support and mentoring for the role will be provided by the Head of Block Management to ensure targets and standards are maintained.
Accountabilities
  1. Directly managing a portfolio of Leasehold blocks.
  2. Conducting regular site visit inspections for properties in the Department.
  3. Ensure Health & Safety Assessments are conducted and processed correctly.
  4. Arranging and coordinating quotes, repairs, and maintenance for the portfolio.
  5. Dealing with Insurance claims.
  6. Managing licensing consent & fees for the Department (pets, subletting, contractor register, etc).
  7. Preparing annual Service Charge budgets and quarterly financial reports.
  8. Approving Annual Service Charge and Company Accounts.
  9. Holding resident and Director meetings for your portfolio.
  10. Conducting Section 20 Consultation and overseeing the tender process.
  11. Dealing with arrears collection prior to legal instruction.
  12. Manage on-site porters and relevant employment related issues (holiday & sickness etc).
  13. Preparing and raising Service Charge invoices & cover letters.
  14. Assisting the Head of Block Management as required in light of continually improving department processes and procedures.
  15. Progressing any independent projects assigned, as required.
  16. Maintain an awareness of relevant company procedures.
  17. Keeping up to date with industry training and relevant legislation.
