Key Responsibilities

Our ideal candidate will have a minimum of 2 years of experience in block management, including managing Section 20s and service charge budgets. They will also possess excellent communication skills, a full UK driving license, and the ability to work independently. The successful candidate will be responsible for:

  • ">
  • Managing a range of developments, including RMCs">
  • Ensuring compliance with relevant laws and regulations">
  • Maintaining excellent relationships with residents and stakeholders">
  • Preparing and serving Section 20 notices">
  • Drafting and preparing agendas and minutes for board meetings">
  • Coordinating and chairing AGMs">
  • Corresponding with residents, developers, and RMCs">
  • Encouraging a harmonious relationship between all parties">
  • Dealing with conflict resolution">
  • Managing on-site staff">
  • Service charge budgeting and ground rent collection">
  • Approval of invoices for payment">
  • Ensuring all properties in the portfolio are insured">
  • Ensuring lease terms are adhered to">
  • Responding to deed transfers, Licence to Alter, Lease variations, and Lease extensions">
  • Regular site visits, checking health & safety and maintenance works required">
  • Fire Risk Assessments and RAMS (Risk Assessments & Method Statements)">
  • Management of ACOP L8 (Legionnaires' disease)">
  • Legislation and regulatory obligations: keeping up-to-date with, and ensuring the company works within the confines of ARMA guidelines and relevant legislation">
  • Daily management of staff and department: proactively managing and monitoring the performance of your team">
  • Manage the appraisal system for staff">
  • Identify training requirements of staff; organise appropriate internal and external training as necessary">
  • New business opportunities: meeting new or existing clients, inspecting property, negotiating fees">
  • You are expected to portray the company's image and professionalism and the quality of the services on offer">
