Job Overview

GKR International - Real Estate Talent Specialists is seeking a skilled Residential Block Manager to join our team in Richmond, London. This role offers a competitive salary of £40,000 - £60,000 per annum.

The ideal candidate will manage a portfolio of residential blocks, ensuring effective service charge management, compliance with leasehold regulations, and top-tier customer service. This role also involves working with the maintenance team to diagnose problems, guide and advise on long-term maintenance and capex strategy, and conduct regular site inspections to ensure properties are well-maintained.

Key Responsibilities include:
  • Prepare and manage annual service charge budgets.
  • Ensure timely collection and reconciliation of service charge funds.
  • Handle financial queries from leaseholders and stakeholders.
Maintenance & Repairs involve:
  • Organizing routine and emergency maintenance.
  • Conducting regular site inspections to ensure properties are well-maintained.
  • Managing relationships with contractors and suppliers, ensuring value for money and quality service.
Compliance & Risk Management responsibilities include:
  • Ensuring properties comply with all relevant health and safety regulations.
  • Maintaining accurate records and documentation in line with statutory requirements.
  • Coordinating fire risk assessments, health and safety audits, and insurance renewals.
AGMs & Leaseholder Engagement entails:
  • Organizing and attending AGMs and residents' meetings.
  • Preparing agendas, minutes, and following up on action points.
  • Providing excellent customer service, addressing leaseholder queries and concerns promptly.
Candidate Requirements include:
  • Proven experience in residential block management.
  • Strong understanding of service charges, leasehold management.
  • Knowledge of relevant legislation, including the Landlord & Tenant Act and health and safety regulations.
  • Practical problem-solving skills, willingness to be hands-on, and ability to use tools to solve problems proactively.
  • Excellent organizational and time-management skills.
  • Exceptional customer service and communication abilities.
  • Proficiency in property management software and Microsoft Office.
