Contracts Manager - Small Works Fit-out

Bournemouth

Salary: £50,000 - £65,000

About the Company:

Cityscape is a leading organisation specialising in internal fit-out and refurbishment projects. Our new small works division is opening, focusing on projects under £400k.

About the Role:

This role involves managing both pre- and post-contract phases of construction projects, ensuring projects are commercially viable and delivered on time and within budget. The successful candidate will be responsible for reviewing and analysing client tenders, negotiating contractual terms, and securing the most commercially advantageous agreements in conjunction with senior management.

Key responsibilities include producing detailed cost plans and estimates, identifying value engineering opportunities, and providing ongoing cost management throughout the project. The candidate will oversee the financial control of all projects, ensuring target margins are met or exceeded. This includes managing subcontractor agreements, processing valuations, certifying payments, and preparing invoices.

WFH 2 days per week

Requirements:

  1. Degree or HNC/HND in Surveying or Construction-related field
  2. Professional qualification accredited by RICS or CIOB
  3. Minimum of 3 years' experience in a Pre-Contracts, Contracts Manager, or Quantity Surveyor role, ideally within commercial design and build fit-out
  4. Demonstrated expertise in cost planning with the ability to value engineer designs effectively
  5. Strong understanding of the construction industry with a proven track record of delivering high-profit projects
  6. Excellent relationship-building and interpersonal skills, with the ability to communicate effectively at all levels
  7. Team-oriented with strong negotiation skills and commercial awareness
  8. High attention to detail and a methodical approach to work
  9. Creative problem-solving skills with an innovative mindset
  10. Well-organised with effective time management abilities
  11. Strong numerical skills and proficiency in managing budgets
  12. Knowledgeable in mechanical and electrical disciplines
  13. Familiarity with JCT contracts and up-to-date understanding of current building regulations
  14. Solid grasp of relevant Health and Safety requirements
  15. Possession of a full driving licence
  16. Proficient in Microsoft Office 365 suite
  17. Willingness to travel to project sites and client meetings, including occasional overnight stays when required
