About the Opportunity: We are looking for a talented Block Management Professional to join our team at Clearline Recruitment Ltd. This is an excellent opportunity for a motivated individual to take on a challenging role with a dynamic company.

Job Description: As a Block Management Professional, you will be responsible for the day-to-day management of residential blocks, including financial management, budgeting, and reporting.

Key Responsibilities:

  1. Financial Management: Prepare, review, and implement annual budgets, ensuring approval and timely demand issuance.
  2. Reporting: Prepare and deliver regular financial and management reports to Directors/Freeholders/Board Members.
  3. Service Charge Accounts: Review draft service charge accounts, liaise with the accounts department, and prepare accompanying notes.
  4. Utility Billing: Monitor utility billing and consumption, liaising with providers.
  5. Credit Control: Handle outstanding debts after routine credit control procedures.
  6. Head Lease Management: Be familiar with the head lease and manage according to its rules, regulations, and obligations.
  7. Insurance: Ensure valid and appropriate insurance coverage for each block, managing claims as needed.
  8. Statutory Compliance: Maintain statutory compliance records, update the Qube database, and provide reports when requested.
  9. Events: Attend board meetings, AGMs, and other formal events, including evening meetings as required.
  10. Health and Safety: Adhere to Health & Safety legislation and ensure timely action on Fire Risk Assessments and H&S reports.
  11. Legal Advice: Seek legal advice and take appropriate action when necessary.

Requirements: To succeed in this role, you will need strong financial management skills, knowledge of residential leases and CDM regulations, and experience in building management and systems maintenance. Proficient in Microsoft Office, knowledge of Qube advantageous.

Salary: £38,000 per annum (dependent on experience).
