Job Description

The Strategic Asset Manager will play a pivotal role in driving the organization's asset management strategy, ensuring the optimal performance of its property assets.

  • Develop and Maintain Asset Performance Records

Develop and maintain a comprehensive record and assessment of the performance of all property assets, maximizing return on investment, including financial, social, and environmental aspects.

Asset Grading and Management

Oversee the development of a grading system of assets to inform an active asset management approach to decisions on the redevelopment, investment, change of tenure, new provision, and disposals.

Asset Management Database and Data Analysis

Develop and manage the Asset Management Database and ensure that the maintenance of stock condition data is in line with regulatory requirements.

Data Validation and Survey Programme

Ensure data is validated, refined, and updated on an ongoing basis through establishing and managing the survey programme and accurately maintaining data on the asset management system to enable the development of long-term investment plans.

Investment Programme Development

Liaise with colleagues across the organization, taking responsibility for the development and ongoing evolution of a 5-to-10-year detailed investment programme to support efficient and effective delivery of works and consider how investment planning can address property issues including damp and mould.

Strategic Planning and Change Management

Assist the Head of Service with the strategic planning and development of the service, delivering change management, cultural change, and ongoing reviews of service development, working closely with colleagues across the business to establish and support the 'golden thread' approach required.

Asset Management Strategy Implementation

Lead on the implementation of the Asset Management Strategy, being accountable and responsible for establishing, implementing, reviewing, and revising plans which translate strategy and priorities into investment plans and delivery, making presentations as required to internal and external stakeholders.

Quality of Service and Policy Development

Develop and deliver strategies which ensure that the quality of service delivered to our defined customer groups with their diverse needs is effectively monitored, to build on successes and address any areas for improvement based on agreed targets and tolerance levels.

Risk Assessment and Compliance

Ensure that decisions and recommendations related to asset management are considered within a robust risk assessment framework and recorded as appropriate within the organization's risk management framework.

Decent Homes Standard and Regulatory Compliance

Ensure that through the delivery of investment programmes and ongoing maintenance, all assets meet the Decent Homes Standard, regulatory, and legislative requirements.

The successful Strategic Asset Manager requires the following:

  • Collaborative Approach and Excellent Customer Service

A focused collaborative approach to working within a team and a wider community, with a positive approach to excellent customer service, care delivery, and a commitment to quality.

Strategic Asset Management Expertise

An excellent level of knowledge and understanding of strategic asset management in a social housing environment, with a thorough understanding of property investment and whole assets planning linked to robust business planning.

Asset Management Database and Data Analysis

Significant experience of managing Asset Management Databases and the analysis of stock condition data, with knowledge and experience of developing complex investment programmes.

Project Management and Creative Solutions

The ability to go to site and to the office in London on a regular basis and when required, with significant experience of taking strategic information and translating it into project-specific operational requirements, and the ability to provide creative and innovative solutions in a changing Asset Management environment.

Professional Qualification and Continuing Development

Relevant professional qualification in a property-related field such as Building Services, Building Surveying, or through the Chartered Institute of Building and/or five years' relevant experience in property management, with evidence of continuing professional and managerial development.
