About the Role

We are excited to present an exceptional opportunity for a Senior Property Acquisition Manager to become a pivotal member of our Property team at Head Office. This role is crucial as we expand our footprint across the North of England and Scotland.

Key Responsibilities:

Market Research and Analysis:
  • Conduct thorough market assessments to pinpoint potential acquisition targets.
  • Evaluate market dynamics, economic indicators, and real estate projections to shape acquisition strategies.

Property Evaluation:
  • Perform initial assessments of properties and locations to ensure suitability for gym operations, focusing on accessibility, demographics, visibility, competition, and physical attributes.
  • Analyze financial, planning, and legal considerations to assess the feasibility and profitability of potential acquisitions.
  • Collaborate with external advisors to execute comprehensive due diligence.
  • Engage with operational teams to evaluate all aspects of proposed locations.
  • Assist project managers in conducting detailed technical evaluations and due diligence.

Financial Modelling and Analysis:
  • Create financial models to assess the profitability and anticipated return on investment (ROI) for prospective gym locations.
  • Compile and present consolidated site evaluations.

Negotiation and Deal Structuring:
  • Lead negotiations with landlords, agents, and other stakeholders to secure optimal financial terms based on site evaluations and performance metrics.
  • Structure agreements that align with the organization’s financial and strategic objectives.

Stakeholder Engagement:
  • Work collaboratively with internal departments, including finance, operations, and marketing, to ensure cohesive acquisition processes.
  • Build and nurture relationships with external stakeholders such as brokers, investors, and local authorities.
  • Maintain ongoing engagement with operational and marketing teams to facilitate successful gym openings.

Strategic Planning and Execution:
  • Formulate and implement acquisition strategies that support the long-term goals of the property portfolio.
  • Identify and devise strategies for expanding the gym network regionally and within cities.

Compliance and Risk Management:
  • Ensure adherence to all relevant regulations, laws, and industry standards.
  • Identify and mitigate risks associated with property acquisitions.

Leadership:
  • Promote a collaborative and inclusive team environment.
  • Provide direction for property acquisition strategies and development through teamwork and shared responsibility.

Reporting and Communication:
  • Prepare comprehensive reports and presentations for senior management detailing potential acquisitions, forecasts, and market insights.
  • Communicate effectively across all organizational levels to ensure transparency and alignment in acquisition efforts.

Continuous Learning and Improvement:
  • Stay informed about changes in real estate regulations, market trends, and best practices.
  • Seek opportunities for professional growth and process enhancements.

Qualifications:

Essential:
  • Demonstrated success in delivering a consistent pipeline of property acquisitions within the retail or leisure sectors.
  • Proficient negotiator with the commercial insight necessary to secure prime locations and properties.
  • In-depth knowledge of landlord and tenant regulations.
  • A robust network of contacts within the property sector.

Desirable:
  • RICS qualification.
  • Strong communication skills and a proactive approach to work.
  • Experience in managing the acquisition process from initial identification through to lease completion.
  • Ability to demonstrate resilience and commercial insight while navigating challenges.
  • Familiarity with in-house appraisal tools and relevant IT applications.
