About the Role

We are seeking a Senior Property Acquisition Manager to become a vital part of our dynamic Property team at our Head Office. This role presents an exciting opportunity for a driven and seasoned surveyor with a background in the retail or leisure sectors.

Key Responsibilities

Market Research and Analysis:
  • Conduct thorough market assessments to pinpoint potential acquisition prospects.
  • Evaluate market dynamics, economic indicators, and real estate trends to shape acquisition strategies.

Property Evaluation:
  • Perform initial assessments of properties and locations to ensure successful gym operations, focusing on accessibility, demographics, visibility, competition, and suitability.
  • Examine financial, planning, and legal elements of potential properties to gauge their viability and profitability.
  • Collaborate with external advisors to execute necessary due diligence.
  • Work alongside operational teams to consider all aspects of proposed locations.
  • Assist project managers in conducting detailed technical evaluations and due diligence.

Financial Modelling and Analysis:
  • Create financial models to assess the profitability and expected return on investment (ROI) for prospective gyms.
  • Compile and present comprehensive site appraisals.

Negotiation and Deal Structuring:
  • Lead negotiations with landlords, agents, and stakeholders to secure optimal financial terms based on overall appraisals and site performance.
  • Structure agreements that align with the organization’s financial and strategic goals.

Stakeholder Engagement:
  • Collaborate with internal departments, including finance, operations, and marketing, to ensure cohesive acquisition processes.
  • Build and nurture relationships with external stakeholders such as brokers, investors, and local officials.
  • Maintain engagement with operations and marketing teams to ensure successful gym launches.

Strategic Planning and Execution:
  • Formulate and implement acquisition strategies that support the long-term goals of the property portfolio.
  • Identify and develop strategies for expanding gym networks regionally and within cities.

Compliance and Risk Management:
  • Ensure adherence to all relevant laws, regulations, and industry standards.
  • Identify and mitigate risks associated with property acquisitions.

Leadership:
  • Promote a productive and inclusive team atmosphere.
  • Provide leadership in property acquisition strategies and development through collaboration and shared responsibility.

Reporting and Communication:
  • Prepare detailed reports and presentations for senior management that outline potential acquisitions, projections, and market analysis.
  • Communicate effectively across all organizational levels to ensure transparency and alignment in acquisition activities.

Continuous Learning and Improvement:
  • Stay informed about changes in real estate laws, market conditions, and industry best practices.
  • Continuously seek opportunities for professional growth and process enhancements.

What We Are Looking For

Essential:
  • A proven history of successfully delivering a steady pipeline of property acquisitions in the retail or leisure sectors.
  • Strong negotiation skills with commercial insight to secure prime locations and properties that ensure financial success.
  • In-depth knowledge of landlord and tenant matters.
  • A well-established network of contacts within the property sector.

Desirable:
  • RICS qualification.
  • Confident communicator and experienced negotiator, demonstrating ownership of performance with a positive and proactive approach.
  • Experience in managing the smooth transition from initial identification and financial appraisal to lease completion.
  • Ability to demonstrate resilience and commercial insight while navigating challenges.
  • Proficiency in using in-house appraisal tools and other IT applications.
