Role Overview

This is a remarkable chance to be part of our growth journey. Reporting to the Property Director, this position is ideal for a motivated and seasoned surveyor with experience in the retail or leisure sectors.

Key Responsibilities:

Market Research and Analysis:
  • Conduct thorough market research to uncover potential acquisition opportunities.
  • Analyze market trends, economic indicators, and real estate forecasts to shape acquisition strategies.

Property Evaluation:
  • Perform initial assessments of properties and locations to ensure successful gym operations, considering factors like accessibility, demographics, visibility, competition, and suitability.
  • Evaluate financial, planning, and legal aspects of potential properties to assess viability and profitability.
  • Collaborate with external advisors to conduct necessary due diligence.
  • Work alongside gym operational teams to evaluate all aspects of proposed locations.
  • Assist property project managers in detailed technical assessments and due diligence.

Financial Modelling and Analysis:
  • Create financial models to assess the profitability and expected return on investment (ROI) for new gym locations.
  • Prepare and present comprehensive site appraisals.

Negotiation and Deal Structuring:
  • Lead negotiations with landlords, agents, and stakeholders to secure optimal financial terms based on site performance and overall appraisal.
  • Structure agreements that align with the organization’s financial and strategic goals.

Stakeholder Engagement:
  • Collaborate with internal teams, including finance, operations, and marketing, to ensure alignment and facilitate seamless acquisition processes.
  • Build and maintain relationships with external stakeholders such as brokers, investors, and local officials.
  • Engage with gym operations and marketing teams to ensure successful gym launches.

Strategic Planning and Execution:
  • Develop and implement acquisition strategies that support the long-term goals of the property portfolio.
  • Identify and create strategies for expanding the gym's regional and city presence.

Compliance and Risk Management:
  • Ensure adherence to all relevant laws, regulations, and industry standards.
  • Identify and mitigate risks associated with property acquisitions.

Leadership:
  • Promote a productive and inclusive team environment.
  • Provide leadership in property acquisition strategies and development through collaboration and shared responsibility.

Reporting and Communication:
  • Prepare detailed reports and presentations for senior management regarding potential acquisitions, projections, and market analysis.
  • Communicate effectively across all organizational levels to ensure transparency and alignment on acquisition activities.

Continuous Learning and Improvement:
  • Stay informed about changes in real estate laws, market conditions, and industry best practices.
  • Continuously seek opportunities for professional development and process enhancements.

Candidate Profile:

Essential:
  • Demonstrated success in maintaining a continuous pipeline of property acquisitions within the retail or leisure sectors.
  • Proven negotiation skills with commercial insight to secure financially viable locations and properties.
  • Comprehensive understanding of landlord and tenant matters.
  • A robust network of contacts within the property sector.

Desirable:
  • RICS qualification.
  • Strong communication and negotiation skills, with a proactive and positive approach to work.
  • Experience in managing the process from initial identification through to lease completion, working closely with internal and external consultants.
  • Ability to demonstrate resilience and commercial insight while navigating challenges.
  • Familiarity with in-house appraisal tools and other IT applications.
