Position Overview

Anderselite LTD is seeking a highly skilled Senior Quantity Surveyor to enhance our operations. We are a prominent national housebuilder recognized for our commitment to quality and excellence in the construction industry.

As a Senior Quantity Surveyor within our Commercial, Estimating, and Procurement team, you will be responsible for a variety of cost management and financial oversight tasks related to construction projects. Your role will be pivotal in driving efficiency and profitability through improved performance in all operational procedures.

Key Responsibilities

  • Collaborate with various departments, including Land, Development, and Construction, to provide insights during design meetings regarding cost implications.
  • Participate in development meetings, contract pre-start discussions, and subcontract package reviews as necessary.
  • Review Contract Documentation to identify discrepancies, omissions, and potential cost issues in contract drawings.
  • Assist in the preparation of tender lists and update procurement schedules based on initial tender information.
  • Disseminate design information and tender drawings while preparing all necessary documentation and conducting preliminary checks on subcontractors.
  • Conduct construction cost analyses, including evaluating quotations from tender inquiries and requesting additional information as needed.
  • Work with the Construction Director to assess site staffing and build schedules to determine preliminary costs, compiling all cost data to prepare the site budget.
  • Facilitate budget settlement meetings with support from the broader Commercial team.
  • Prepare stage payment schedules to aid in project financing.
  • Conduct pre-order meetings, ensuring compliance with Health & Safety requirements, finalizing tender sums, and preparing contract documentation.
  • Manage subcontractor orders, including conducting interviews and verifying references, while negotiating contract sums within budget constraints.
  • Issue variation orders and manage development changes, providing cost advice on significant variations and liaising between Buyers and Build Managers.
  • Monitor all costs associated with contracts, reconciling expenses from subcontract works, variation orders, and material orders, while providing monthly cost analyses.
  • Oversee subcontractor payments, ensuring necessary authorizations are obtained and final accounts are agreed upon, confirming all work is completed within budget.
  • Prepare documentation for external valuations with client agents.
  • Maintain the RAMS schedule and ensure it is distributed to relevant parties.
  • Coordinate with the Customer Service department regarding post-completion defects, offering cost advice as needed.
  • Attend various meetings, including site, project team, subcontractor, and surveying meetings as required.
  • Perform any additional reasonable duties as directed by your line manager to support team objectives.

Qualifications and Skills

  • Proven experience in quantity surveying with comprehensive knowledge of construction techniques and mixed-tenure projects.
  • Strong mathematical and problem-solving abilities, with a methodical approach to work; proficiency in Microsoft Excel is essential.
  • Exceptional attention to detail and accuracy, along with strong written and verbal communication skills.
  • Aptitude for learning new software systems, such as Xpedeon, Viewpoint/4Projects, and other document management tools.
  • Excellent interpersonal skills and the ability to work collaboratively within a team environment.
  • Effective workload management to meet deadlines.
  • Capability to influence best practices across the organization to achieve strategic objectives.
  • In-depth understanding of Surveying and Estimating, particularly in preparing realistic construction budgets.
  • Familiarity with strategic objectives and financial returns, with the ability to navigate complex financial models.
  • Proficient in Microsoft Office applications, particularly Excel.
  • Experience with procure-to-pay and cost reporting systems, ideally Xpedeon.
