Position Overview

Anderselite LTD is seeking a highly skilled Senior Quantity Surveyor to enhance our team. We are a leading national housebuilder known for our commitment to quality and excellence in the construction industry.

As a Senior Quantity Surveyor, you will play a crucial role within our Commercial, Estimating, and Procurement team, overseeing a variety of financial management and cost control tasks associated with construction projects. Your goal will be to optimize individual performance across all processes to drive efficiency and profitability.

Key Responsibilities

  • Collaborate with various departments, including Land, Development, and Construction, to provide insights during design meetings regarding cost implications.
  • Participate in development meetings, contract pre-start discussions, and subcontract package evaluations as necessary.
  • Review Contract Documentation to identify any discrepancies, omissions, or potential cost issues in contract drawings.
  • Assist in preparing tender lists and updating procurement schedules based on initial tender information.
  • Disseminate design information and tender documents while preparing all necessary tender correspondence and conducting preliminary checks on subcontractors.
  • Conduct construction cost analyses, including evaluating quotations from tender inquiries and requesting any additional information needed.
  • Work with the Construction Director to assess site staffing levels and construction schedules to establish preliminary costs, compiling all cost data to prepare the site budget.
  • Organize and lead budget settlement meetings with support from the broader Commercial team.
  • Develop stage payment schedules to facilitate project financing.
  • Conduct pre-order meetings to finalize tender sums and establish payment schedules, ensuring all contract documentation is prepared and orders placed.
  • Manage subcontractor orders, including interviewing and vetting selected subcontractors, negotiating contract sums within budget, and finalizing costs for any late variations.
  • Issue variation orders and manage development changes, providing cost assessments for significant variations before issuance.
  • Monitor all costs associated with each contract, reconciling expenses from subcontract works, variation orders, site instructions, and material orders, while providing monthly cost analyses to identify potential over-expenditures.
  • Facilitate subcontractor payments, ensuring necessary approvals are obtained for all subcontractor work elements, and agree on final accounts with subcontractors to ensure compliance with budgetary constraints.
  • Prepare documentation for external valuations with the client's agent.
  • Maintain and update the RAMS schedule, distributing it to all relevant stakeholders.
  • Coordinate with the Customer Service department regarding post-completion defects, offering cost advice as needed.
  • Attend site meetings, project team discussions, subcontractor consultations, and surveying meetings as required.
  • Perform any other reasonable duties as directed by your line manager to support the wider team.

Qualifications and Skills

  • Proven experience in quantity surveying with comprehensive knowledge of construction techniques and mixed-tenure schemes.
  • Strong mathematical and problem-solving abilities, with a methodical approach to work; proficiency in Microsoft Excel is essential.
  • Exceptional attention to detail and accuracy, alongside excellent written and verbal communication skills.
  • Adept at learning new software systems such as Xpedeon, Viewpoint/4Projects.
  • Strong interpersonal skills and the ability to work collaboratively within a team environment.
  • Effective workload management to meet deadlines.
  • Ability to influence best practices across the organization to achieve overall objectives.
  • In-depth understanding of Surveying and Estimating, particularly in preparing realistic construction budgets.
  • Familiarity with strategic objectives and financial returns, with the capability to interpret complex financial models.
  • Proficient in Microsoft Office, particularly Excel.
  • Experience with procure-to-pay systems and document storage platforms such as COINS or Agresso.
