Job Overview

Anderselite LTD is seeking a highly skilled Senior Quantity Surveyor to enhance our operations. We are a leading national construction firm known for our commitment to quality and excellence in the housing sector.

As a Senior Quantity Surveyor within our Commercial, Estimating, and Procurement division, you will be responsible for a variety of financial oversight and cost management tasks related to our construction projects. Your role will be pivotal in driving efficiency and maximizing profitability across all operations.

Key Responsibilities

  • Collaborate with various departments, including Land Acquisition, Development, and Construction, to provide cost-related insights during design meetings.
  • Participate in development discussions, contract initiation, and subcontract package evaluations.
  • Review Contract Documentation meticulously to identify discrepancies and potential cost implications.
  • Assist in preparing tender lists and updating procurement schedules based on initial tender information.
  • Disseminate design information and tender documentation while ensuring thorough preliminary checks on subcontractors.
  • Conduct construction cost analyses, including reviewing quotations and requesting additional information as necessary.
  • Work with the Construction Director to evaluate site staffing and project timelines to establish preliminary budgets.
  • Facilitate budget settlement meetings with support from the broader Commercial team.
  • Develop stage payment schedules to aid in project financing.
  • Conduct pre-order meetings, ensuring compliance with Health & Safety standards, and finalize tender sums.
  • Manage subcontractor orders, including conducting interviews and verifying references, while negotiating contract sums within budget constraints.
  • Issue variation orders and manage development changes, providing cost assessments for significant variations.
  • Oversee cost postings to contracts, reconciling expenses from subcontract work, variations, and other project costs.
  • Authorize subcontractor payments and finalize accounts, ensuring adherence to budgetary limits.
  • Prepare documentation for external valuations in collaboration with client representatives.
  • Maintain and update the RAMS schedule, ensuring distribution to relevant stakeholders.
  • Coordinate with the Customer Service team on post-completion issues, offering cost advice as needed.
  • Attend various project-related meetings to provide insights and updates.
  • Perform additional duties as assigned by management to support team objectives.

Qualifications and Skills

  • Proven experience in quantity surveying with a strong understanding of construction methodologies and mixed-tenure projects.
  • Exceptional mathematical and analytical skills, with a systematic approach to problem-solving; proficiency in Microsoft Excel is essential.
  • Strong attention to detail and accuracy, complemented by excellent written and verbal communication abilities.
  • Adept at learning new software systems, including Xpedeon and Viewpoint/4Projects.
  • Excellent interpersonal skills, with the ability to work collaboratively within a team environment.
  • Effective time management skills to prioritize and meet deadlines.
  • Capability to influence best practices across the organization to achieve strategic goals.
  • In-depth knowledge of Surveying and Estimating, particularly in preparing realistic construction budgets.
  • Understanding of financial strategies and the ability to interpret complex financial models.
  • Proficient in Microsoft Office applications, particularly Excel.
  • Experience with procurement and cost reporting systems, such as COINS or Agresso, is preferred.
