  • Degree or HNC qualification in Mechanical, Electrical, or a related technical field
  • Prior experience in surveying commercial properties
  • Familiarity with CDM regulations
  • Health & Safety training or experience
  • Strong technical delivery capabilities
  • Proven ability to manage complex projects effectively
  • Excellent specification writing proficiency
  • Solid understanding of JCT Contracts
  • Demonstrated success in managing projects from inception to completion
  • Experience collaborating with diverse stakeholders
  • Client-facing skills ensuring high standards of technical delivery
  • Aptitude for building long-term relationships
  • Prior experience in a consultancy environment
  • Proven track record of teamwork and project management

Typical Responsibilities:

For Tenants:

  • Conduct dilapidation surveys primarily for office clients, focusing on visual assessments of M&E services and cost evaluations for reinstatement.
  • Perform M&E condition surveys to support service charge disputes, providing expert advice on systems such as boilers, chillers, and fire alarms.
  • Manage the re-tendering process for office M&E contracts, including maintenance specifications and asset assessments.
  • Evaluate the value for money of M&E maintenance contracts, focusing on cost and quality.
  • Assess costs within landlord lifecycle plans, questioning the necessity of works as lease end or break dates approach.
  • Review tenant lease obligations in relation to M&E service charge expenses.

For Landlords:

  • Conduct quarterly audits on maintenance contracts, reviewing documentation, costs, and providing technical advice.
  • Manage small-scale projects (up to £0.5M) including design, specification, and project management for various installations.
  • Provide cost advice on compliance with energy performance regulations, including site surveys and report writing.
  • Complete electrical apportionment calculations for large commercial properties.

For Contractors:

  • Conduct lifecycle asset surveys across various property types, including schools and healthcare facilities.
  • Design and specify small projects for swimming pools and healthcare premises.
