Job Title: Retirement Housing Concierge Assistant

4Recruitment Services is seeking a skilled and experienced Retirement Housing Concierge Assistant to join our client's team in Erdington, Birmingham. Our client provides retirement housing for individuals over the age of 55, and we are looking for a candidate who can ensure the safety and security of the property.

Key Responsibilities:
  • Ensure the safety and security of the property, including reporting and monitoring health and safety, safeguarding, and fire management concerns.
  • Manage access to the building for residents, contractors, and visitors, and facilitate maintenance and servicing requirements for communal areas.
  • Be a key-holder for the building and ensure the security of communal areas and facilities.
  • Meet contractors on site and facilitate access to communal areas for repairs, maintenance, and servicing.
  • Allow access to utility companies for essential maintenance and servicing of equipment.
  • Monitor and manage laundry facilities and communal areas, and facilitate resolution of complaints related to these areas.
  • Monitor cleaning staff to ensure property conditions are maintained and provide a welcoming environment.
  • Monitor and advise tenants on the management of their rent accounts and arrears.
  • Carry out regular inspections of the building to identify and resolve repair, maintenance, and security issues.
  • Raise repairs, facilitate access, and provide guidance to affected areas for contractors.
  • Complete water testing in communal areas and carry out testing of communal emergency lighting and fire fighting equipment.
  • Ensure that all actions identified in the fire risk assessment for the service are completed and access to the building is coordinated with contractors.
  • Manage or provide gritting at the property in line with the service gritting plan as required.
  • Carry out health and safety inspections of the building and record outcomes in line with service standards.
  • Monitor accidents, incidents, and near misses in line with the client's health and safety procedures.
Essential Requirements:
  • Facilities management experience.
  • Excellent customer service skills.
  • Overall knowledge and experience of working with older people, and/or general public and service providers in a service-based role.
  • Self-motivated with the ability to prioritize workload while being adaptable to the needs of residents or service requirements.
  • Knowledge and understanding of the housing/building management sector.
  • Understanding or experience of health and safety issues and management.
