Building Maintenance Supervisor


Are you a seasoned expert in property upkeep, seeking a rewarding opportunity? Hatched Recruitment Group is on the lookout for a proficient Building Maintenance Supervisor to enhance our Property Maintenance division.

This position is crucial in guaranteeing that our property maintenance team functions effectively, safely, and adheres to our Health and Safety guidelines.


Primary Duties:

Team Leadership:
Oversee and direct the building maintenance personnel to ensure optimal resource utilization. Provide insights to the Repairs Manager regarding resource needs for specific tasks.

Quality Assurance:
Ensure all tasks are completed within designated timeframes and to a superior standard.

Pre-Assessment:
Conduct preliminary assessments to determine the scope, duration, and materials necessary. Collaborate with surveyors to clarify any unclear specifications prior to task initiation.

Planning and Supplies:
Create comprehensive work schedules and define job specifications. Arrange for the pre-ordering of non-stock supplies and coordinate delivery to the site as needed.

Performance Evaluation:
Assess the execution of repairs in accordance with established policies and performance metrics. Collaborate with planners to ensure tasks are appropriately assigned with sufficient time allowances.

Compliance Checks:

Perform site compliance evaluations to confirm that equipment such as ladders, portable appliances, fire extinguishers, and first aid kits are within inspection timelines and that daily vehicle checks are conducted.


Post-Assessment:
Execute post-assessments of selected completed tasks to verify that materials, time, and equipment usage are accurately documented. Investigate reports of substandard workmanship.

Contractor Oversight:
Organize and manage contractors engaged by the property maintenance department.

Reporting Duties:
Collaborate with the repairs coordinator to communicate post-assessment and Health and Safety inspection findings to Area Managers. Assist with any inquiries related to completed work and address correspondence regarding repairs and maintenance issues.

Delivering projects within budget constraints.
Understanding construction-related health and safety standards.
Familiarity with planning and building regulations.

Qualifications:
Proficiency in maintenance execution.
Valid driving license.

Prioritizing resources and diagnosing repair needs.
Determining the most cost-effective repair solutions.
Authorizing expenditures for repair execution.
Initiating corrective measures for inadequate performance.

Job Scope:
Managing a property maintenance team of 12 or more personnel.
Responsible for a budget of up to £50K.
Maintaining properties owned by the council.

Contacts and Relationships:

Collaborate with premises managers and tenant/leaseholder representative groups.
Produce standard letters, reports, presentations, and form templates.
Work closely with other partners such as planners, surveyors, and managers.
