The role of the Maintenance Operations Supervisor involves overseeing the team of building maintenance personnel to ensure optimal performance and adherence to health and safety regulations.

Key Responsibilities
  1. Supervise and coordinate the activities of building maintenance operatives to guarantee efficient and safe operations.
  2. Collaborate with responsive repairs surveyors to deliver a high-quality repairs service.
  3. Manage resources effectively, advising the repairs management team on the necessary resources for specific tasks.
  4. Conduct pre-inspections to assess work requirements, including duration and materials, and liaise with surveyors to clarify any ambiguities before work begins.
  5. Monitor the execution of repairs in accordance with established policies and performance metrics.
  6. Perform site compliance inspections to verify that safety equipment, such as ladders, portable appliances, fire extinguishers, first aid kits, and personal protective gear, are up to date.
  7. Ensure daily vehicle checks are completed.
  8. Work alongside building surveyors to diagnose repair solutions for corporate properties.
  9. Carry out post-inspections of selected completed tasks to confirm that materials, time, and equipment have been accurately accounted for, and address any complaints regarding workmanship.
  10. Organize and oversee contractors engaged by the building maintenance division.
  11. Collaborate with the repairs coordinator to report inspection outcomes and health and safety compliance to area management.
  12. Assist business support with inquiries related to completed work.
  13. Address correspondence regarding repairs and maintenance complaints, as well as service delivery inquiries related to the housing stock.
  14. Participate in council tenancy and public meetings, providing necessary reports and offering verbal advice on technical policy matters.
  15. Monitor and manage appointment availability and the effective delivery of out-of-hours services in collaboration with local planners.
