Job Description:

We are seeking a highly motivated and experienced Leasing Executive to join our team. As a Leasing Executive, you will be responsible for assisting the Senior Portfolio Manager in the lease-up of a brand new site, maintaining occupancy levels, and developing leasing strategies.

Key Responsibilities:

  • Lease Administration: Ensure that systems are thoroughly kept up to date and accurate for all lettings and rental data.
  • Property Presentation: Ensure good presentation of available apartments at all times, by regularly spot checking and liaising with the cleaning team to ensure it is cleaned to a high standard.
  • Marketing and Promotion: Coordinate the online marketing of available apartments.
  • Reporting and Analysis: Put together demographic data, reports, and compile information along with commentary.
  • Customer Service: Ensure all enquires are responded to in line with agreed service levels.
  • Communication: Coordinate with 3rd party agents as required.
  • Market Analysis: In conjunction with the General Manager/Senior Portfolio Manager and Leasing Director, carry out regular rent analysis of the local market.
  • Tenant Management: Meeting prospective tenants, conducting viewings, and negotiating rental offers.
  • Applicant Vetting: Completing applicant vetting requirements.
  • Letting Administration: Completing new let paperwork in line with strict procedures.
  • Performance Reporting: Compiling regular letting performance for use in discussions with the client and Savills senior.
  • Resident Communication: In conjunction with the General Manager and Senior Portfolio Manager, to coordinate up-to-date resident communication via various channels.
  • Rent Appraisal: Appraising apartments and advising key stakeholders as to recommended rents for both properties coming to the market and those where tenants wish to renew.
  • Renewal Negotiations: Co-ordinate renewal communications and negotiations.
  • Move-in Process: To ensure arrival packs are prepared, and keys are ready for tenant move-in's.
  • Community Development: As part of the wider site team, create a best-in-class community through communication, events, and innovations.
  • Ad-hoc Projects: Delivery of ad-hoc projects provided by the General Manager or Senior Portfolio Manager.
  • Customer Service: Provide first-class customer service to residents and applicants.

Requirements:

  • Experience: Experience of working in BTR leasing or lettings.
  • Interpersonal Skills: Strong interpersonal skills.
  • Proactivity: Proactive and dynamic, taking ownership of all core duties.
  • Communication Skills: Excellent communication skills, displaying sensitivities to and understanding of residents' needs.
  • Task Management: Ability to handle multiple tasks.
  • Technical Skills: Confident in using all Microsoft platforms, including Word, Outlook, Excel, and SharePoint.
  • Teamwork: Flexible and cooperative at all times, working as a member of a team.
