About the Role:

GCB Recruitment is seeking an experienced Property Manager to join our client's busy office in Ashford as the Head of Property Management. The successful candidate will be responsible for managing an individual portfolio of properties and providing outstanding customer service to clients.

Key Responsibilities:

  • Manage an individual portfolio of properties, ensuring timely and efficient completion of administrative tasks.
  • Oversee the team of Property Managers, providing guidance and support to ensure the team meets its Key Performance Indicators (KPIs).
  • Liaise with clients to ensure their needs are met, and provide regular updates on property management activities.
  • Operate within a given budget, ensuring cost-effective management of properties.
  • Maintain communication with a wide branch network, ensuring seamless coordination of property management activities.
  • Organize inventories, check-ins, and property visits to ensure accurate records and timely completion of tasks.
  • Appoint and monitor contractors, organizing quotes for repair and maintenance on behalf of landlords and overseeing works.
  • Resolve deposit issues and ensure compliance with statutory obligations.
  • Collect rent and administer new tenancies and tenancy extensions.
  • Perform general office administration, including responding to client inquiries and emails.

Requirements:

  • Previous Property Manager experience is essential.
  • ARLA qualification is desirable.
  • Highly organized and positive work ethic.
  • Ability to work well under pressure and manage time effectively.
  • Computer literate and proficient in using property management software.
  • Strong verbal, written, and interpersonal communication skills.
  • Upbeat personality and strong work ethic.
