About the Role

Vistry Group PLC is seeking a highly skilled Land Buyer to join our team in Milton Keynes. As a key member of our Land and Planning department, you will be responsible for identifying and acquiring viable land opportunities for residential development.

Key Responsibilities

  • Source and appraise new land opportunities for residential development, ensuring they align with our business strategy.
  • Establish and maintain effective relationships with local authorities, land agents, landowners, and other developers in the region.
  • Prepare accurate viability reports, supporting the Senior Land Manager or Land Director with acquisition strategies.
  • Collate build costs, sales market research, local planning policy, and technical information to assess a site's potential for development.
  • Work with the Planning Manager to obtain planning consents, discharge planning conditions, and manage S106 obligations and CIL payments.
  • Collaborate with the pre-construction, commercial, sales, and affordable housing teams, as well as external consultants, to monitor site progress.
  • Assist in negotiating legal agreements with lawyers and third parties.
  • Prepare approval packs for the Main Board to obtain approval to proceed with land acquisitions.

Requirements

  • Degree-qualified, ideally in a property-related field.
  • Confident communicator with strong negotiation skills and excellent presentation skills.
  • Excellent geographical knowledge and understanding of the residential market.
  • Able to negotiate land agreements with solicitors, agents, and third parties.
  • Good understanding of residual appraisals and national and local planning policies.
  • Positive attitude towards teamwork and a commitment to work as required to meet the needs of the business.

Desirable Skills

  • Experience from a Land Agency or Developer background.
  • Ability to identify viable land development opportunities both on and off market for delivery in the short to medium term.
  • Build a short and medium-term pipeline landbank based on strong margin and advantageous deal structure and cashflows.
  • Maintain and expand the Division's key contact base, e.g., land agents, land owners, local authorities.
  • Good understanding of Excel and residual appraisals.
  • Technical ability and good understanding of the planning process.
