About the Role
Vistry Group PLC is seeking a highly skilled Land Buyer to join our team in Milton Keynes. As a key member of our Land and Planning department, you will be responsible for identifying and acquiring viable land opportunities for residential development.
Key Responsibilities
- Source and appraise new land opportunities for residential development, ensuring they align with our business strategy.
- Establish and maintain effective relationships with local authorities, land agents, landowners, and other developers in the region.
- Prepare accurate viability reports, supporting the Senior Land Manager or Land Director with acquisition strategies.
- Collate build costs, sales market research, local planning policy, and technical information to assess a site's potential for development.
- Work with the Planning Manager to obtain planning consents, discharge planning conditions, and manage S106 obligations and CIL payments.
- Collaborate with the pre-construction, commercial, sales, and affordable housing teams, as well as external consultants, to monitor site progress.
- Assist in negotiating legal agreements with lawyers and third parties.
- Prepare approval packs for the Main Board to obtain approval to proceed with land acquisitions.
Requirements
- Degree-qualified, ideally in a property-related field.
- Confident communicator with strong negotiation skills and excellent presentation skills.
- Excellent geographical knowledge and understanding of the residential market.
- Able to negotiate land agreements with solicitors, agents, and third parties.
- Good understanding of residual appraisals and national and local planning policies.
- Positive attitude towards teamwork and a commitment to work as required to meet the needs of the business.
Desirable Qualifications
- Experience from a Land Agency or Developer background.
- Ability to identify viable land development opportunities both on and off market for delivery in the short to medium term.
- Build a short and medium-term pipeline landbank based on strong margin and advantageous deal structure and cashflows.
- Maintain and expand the Division's key contact base, e.g., land agents, land owners, local authorities.
- Good understanding of Excel and residual appraisals.
- Technical ability and good understanding of the planning process.
