Position Overview: Surveyor, Corporate Estates Management

The Corporate Estates Management division operates within Portfolio Services, a key component of JLL Work Dynamics. This team is tasked with overseeing property portfolios for our occupier clients, with a focus on delivering outstanding service while contributing to a sustainable future in real estate.

In this role, you will engage with one or more of our prominent clients, offering estates management expertise and guidance on diverse property portfolios, primarily in the office and retail sectors across the UK.

Key Responsibilities:

  • Support the Account Director in all facets of Estates Management, including participation in formal review meetings and presentations, fostering collaboration with external partners.
  • Manage daily operations of Estates Management within a designated area.
  • Cultivate and maintain strong relationships with landlords and tenants, effectively resolving disputes.
  • Coordinate with stakeholders for property transitions in and out of management.
  • Ensure accurate and timely updates to the database, maintaining portfolio data integrity and compliance with Key Performance Indicators.
  • Authorize lease-related financial transactions.
  • Collaborate with client accounting teams to address inquiries and minimize tenant debt.
  • Prepare and submit applications for Landlord's consent, following through to completion.
  • Coordinate with internal JLL teams and report to clients, ensuring proper governance.
  • Liaise with the Client's legal team and external counsel as necessary.
  • Attend meetings with key stakeholders, including legal representatives and project managers.
  • Conduct property inspections and generate reports to ensure compliance and identify potential improvements.
  • Review lease agreements to clarify legal responsibilities and recommend actions to resolve issues promptly.
  • Develop service charge budgets and perform reconciliations in accordance with the RICS Professional Statement.
  • Provide estimates and assumptions for budgeting purposes.

Qualifications:

Essential Skills:

  • Comprehensive understanding of real estate leases and obligations.
  • Proficient in MS Office, particularly Excel and Outlook.
  • Strong analytical skills with attention to detail and organizational capabilities.
  • Excellent communication, negotiation, and conflict-resolution skills.
  • Adaptability to new challenges and responsibilities.
  • Proven ability to work effectively in a team environment.
  • Valid driving license and willingness to travel as required.

Desirable Skills:

  • RICS qualification.
  • Experience in both tenant and landlord representation.
