Position Summary

The successful candidate will be an integral part of a specialized team of Chartered Surveyors, responsible for overseeing and managing the company's diverse property portfolio. This role requires expertise in commercial property management, including but not limited to facilities management, budgeting, service charges, utilities oversight, regulatory compliance, health and safety standards, and security measures. Strong analytical, reporting, and problem-solving skills are essential for success in this position.

Key Duties and Responsibilities

  • Oversee the daily management of a portfolio primarily consisting of industrial properties, along with two office buildings.
  • Manage all utility services, ensuring timely payments and addressing any arising issues while collaborating with procurement and finance teams.
  • Administer business rates in conjunction with our professional advisors and finance department.
  • Coordinate with the finance team to issue rent demands, service charges, and insurance matters, managing over 40 leases from external landlords.
  • Facilitate the processing of contractor and supplier invoices, ensuring accurate cost allocation within the organization.
  • Work closely with the Head of Estates to handle management functions related to acquisitions, disposals, and property conversions.
  • Establish and maintain regular maintenance records for depots, liaising with contractors for essential services such as asbestos, electrical, heating, fire safety, and security systems.
  • Provide comprehensive in-house management for three office locations and their respective building management systems.
  • Set up and maintain contracts to ensure the seamless operation of each property.
  • Collaborate with the Safety, Risk & Compliance Team to ensure all legal compliance aspects related to property management are met.

The ideal candidate will not necessarily be RICS qualified but must possess a robust understanding of property management legislation and practices to efficiently manage the portfolio while continuously seeking improvement and innovation. We foster a culture of ongoing professional development.
