Position Summary

The successful candidate will be an integral part of a skilled team of Chartered Surveyors, tasked with overseeing and optimizing the Group's diverse property portfolio. Your expertise in commercial property management will be crucial, encompassing areas such as facilities management, budgeting, service charges, utilities, compliance, health and safety, and security. Strong analytical, reporting, and problem-solving skills are essential for this role, which spans across the UK, managing both leasehold and freehold properties.

Key Responsibilities

  • Oversee the daily management of a portfolio primarily consisting of industrial properties, along with two office buildings.
  • Manage all utility services, ensuring timely payments and addressing any arising issues while collaborating with procurement and finance teams.
  • Handle business rates in conjunction with our professional advisors and finance department.
  • Coordinate with the finance team on issuing rent demands, service charges, and insurance matters, managing over 40 leases from third-party landlords.
  • Process all contractor and supplier invoices, ensuring accurate cost allocation within the organization.
  • Collaborate closely with the Head of Estates on management functions related to acquisitions, disposals, and conversions.
  • Establish and maintain regular maintenance records for depots, working with contractors for various maintenance needs.
  • Provide comprehensive in-house management for three office locations and their respective building management systems.
  • Set up and uphold contracts to ensure the efficient operation of each property.
  • Work with the Safety, Risk & Compliance Team to ensure all legal compliance aspects related to the physical properties are met.

The ideal candidate is not required to hold RICS qualifications; however, a robust understanding of property management legislation and practices is essential for effective portfolio management. We foster a culture of continuous professional development.
