We are seeking a highly skilled and experienced professional to join our team as the Head of Commercial Operations. This is a hybrid role, with 2 days spent in the office and 3 days working in the field or from home.

Job Summary

The Head of Commercial Operations will be responsible for managing a commercial and residential portfolio, as well as a growing franchisee restaurant business with over 200 sites across the UK. This will involve estate asset management, property occupancy costs, rent, rates, service charge, planning, remodelling, maintenance, utilities, licensing, and compliance.

Key Responsibilities

  • Negotiate leasehold and freehold terms for both commercial and residential properties
  • Review and negotiate heads of terms
  • Build relationships with landlords, agents, developers, and brand partners
  • Manage and motivate a team of property managers
  • Support staff to ensure tenant satisfaction and a compliant property management service
  • Oversee property maintenance and manage in-house and third-party contractors
  • Lettings and management, including a clear understanding of assured shorthold tenancies
  • Maximize rental income and minimize voids
  • Conduct property inspections and evictions as necessary
  • Ensure properties are well maintained and costs are well controlled

Requirements

  • Degree-level education in a relevant discipline
  • MRICS qualification, experience in acquisitions and planning, or a proven track record in the food and beverage sector would be advantageous
  • A full driving license and flexibility to travel throughout the UK
  • Experience in negotiation, multi-tasking, and project management
  • Highly organized and analytical with excellent communication skills

Salary

The salary for this role is £60-70k per annum, negotiable depending on skills and experience.
