Job Title: Property Inspector

We are seeking a highly organized and detail-oriented Property Inspector to join our team at Kings Permanent Recruitment Ltd. As a Property Inspector, you will be responsible for conducting thorough property inspections, producing detailed reports, and ensuring that properties are maintained to a high standard.

Key Responsibilities:
  • Conduct property inspections to assess the condition of properties prior to tenancy, during tenancy, and at the end of tenancy.
  • Produce detailed reports recording the overall condition of properties, including any maintenance issues or concerns.
  • Liaise with Property Managers to ensure that maintenance issues are resolved in a timely and efficient manner.
  • Discuss maintenance issues with tenants and put a plan in place to improve the situation if the property is not maintained to an acceptable condition.
  • Inspect properties prior to the end of a tenancy to produce a 'check-out report' recording the general condition of the property just before the tenants move out.
  • Mediate between landlord and tenants regarding maintenance considered beyond fair wear and tear at the end of a tenancy and agree on a suitable contribution from the tenants for repairs.
  • Prepare all relevant paperwork and send it to an independent adjudicator if the landlord and tenants fail to agree on a mutually acceptable compromise regarding deposit deductions.
Requirements:
  • Previous experience in a similar role within Residential Lettings is advantageous but not essential, as full training is provided.
  • Strong attention to detail and ability to compile accurate reports.
  • Highly organized and able to manage a busy diary.
  • The ability to prioritize urgent tasks and work to pre-defined deadlines.
  • Excellent communication skills - face-to-face, orally, and electronically.
  • Confident and professional demeanor.
  • IT proficient - familiar with MS Office, other general packages, tablets, and mobile devices.
  • Own car and clean driving license.
Remuneration:
  • Full-time salary GBP28,000 to GBP32,000, depending on relevant experience. Includes a car allowance and quarterly bonuses.
