Property Management Supervisor
GKR International - Real Estate Talent Specialists is seeking a skilled Property Management Supervisor to enhance our dynamic team. This role is pivotal in ensuring the delivery of exceptional property management services.
- Key Responsibilities:
- Oversee the provision of high-quality property management services.
- Manage extensive and complex property portfolios.
- Engage in client relations and maintain effective communication.
- Collaborate closely with property management teams and financial departments.
- Administer a diverse portfolio of properties.
- Ensure the establishment of relevant service agreements and annual contracts.
- Conduct regular evaluations of service agreements, establish service standards, identify necessary preventive maintenance, and authorize expenditures within set limits.
- Perform property inspections and generate detailed reports.
- Conduct routine risk assessments for each property in your portfolio.
- Review health and safety documentation (including fire risk assessments, water hygiene, and lift engineering reports) and coordinate necessary corrective actions with clients as needed.
- Work with health and safety consultants and contractors when required.
- Participate in client meetings and annual general meetings, which may occur outside of standard hours.
- Prepare service charge budgets.
- Provide mentorship to junior property managers.
- Contribute to the team’s efforts in advancing the business objectives.
Qualifications:
- Proficient IT skills are essential.
- Exceptional customer service abilities.
- Strong organizational and time management skills.
- Goal-oriented and self-motivated.
- Effective communication skills with the ability to build rapport and foster professional relationships.
- Well-groomed and articulate.
- A collaborative team player.
- Eager to learn and contribute positively.
- Minimum of 2 years of experience in property management is required.
- IRPM qualifications are advantageous but not mandatory.
- Solid understanding of relevant landlord and tenant legislation, as well as RICS and ARMA guidelines.
