**A little bit about what we are looking for...**
Within this role, you will hold responsibility for all Section 20 consultations for PA Housing whilst consulting with residents in line with legislation, legal requirements and best practice. You will also manage, and be responsible for the day to day management of Do It Yourself Shared Ownership (DIYSO) and Improvement for Sale (IFS) properties.
We are happy to offer hybrid working with this role; You will be required to be in the office for around 2/3 days per week with the rest being from home, however please bear in mind we may need you to be in the office more within your probation and training. It's important to us that you feel fully ready and confident in the role before working from home. Of course if you'd prefer to be in the office more, then that is completely fine with us too
**Your responsibilities...**
- Be the lead on providing a high quality service for Section 20 Consultation in line with PA Housing’s process ensuring that the consultation, calculation and invoicing of major works service charges are carried out in accordance with the terms of the relevant tenancy, lease agreements, legislation, regulation and best practice
- Liaise with colleagues in Asset Management, Planned Maintenance, Estate Services and other relevant departments to undertake S20 Consultation in accordance with the procedures and timescales laid down in the legislation, issuing notices and supporting information as required
- Undertake formal and informal consultation and identify the need for formal Consultation under S20 of the Common hold and Leasehold Reform Act 2002, in respect of major works and qualifying long term agreements
- Develop and build a robust working relationship with the H/O section 20 assistant to ensure the compliance of sending Notices across PA
- Develop a working process with the H/O Section 20 assistant confirming dates in order to mail merge Notices provided across all offices and the collation and responses to observations received
- Advise the H/O reserve management co-ordinator of all works planned and undertaken to ensure robust budgeting measures are put into place. To include accruals of funds set aside for specific work
- Liaise with the H/O reserve management co-ordinator to assist in raising accounts for works on completion, in accordance with PA Housing’s
- Financial arrangements, monitor payments and liaise with homeowners to ensure prompt payments and where necessary negotiating realistic repayment plans to sustain ownership
- Work with the Home Budgets team and H/O reserve management co-ordinator during the budget and final accounts stages of annual service charges. To ensure accurate recovery and income of major works costs
- Review and complete DIYSO rent registrations every two years and advise customers of any amendments, adjustments or changes
- Where necessary prepare cases for submission to the First Tier Property Tribunal and attend any hearings
- Liaise with all relevant bodies both internal and external (e.g. solicitors) in order to ensure that the Home Ownership sales/Lease Extension process is as efficient and effective as possible
- Participate in projects, individual and team working to help review and improve the services provided by the Home Ownership Department and to promote Resident Involvement
- Proactively resolve day to day Home Ownership management related customer enquiries in line with PA Housing’s customer service standards using all methods of communication (telephone, written and e mail)
- Contribute to the effective and efficient running of the Homeownership service and division to achieve targets and objectives that are set, ensuring PA Housing’s customer services standards are met at all times
- Participate, engage and contribute in team meetings and activities to share the vision, mission and value

- Able to visit residents in their own homes, visit other office locations, courts etc in the course of duties
- One year Home Ownership knowledge
- Knowledge of Section 20 Consultation Process
- Up to date Home Ownership legislation
- Intermediate IT skills in Outlook, Word and Excel and Housing Management Systems
