Strong leadership is also vital to this role - you'll need to maintain a cohesive and efficient commercial team, programme and manage Capital works, implementation of PPM's, working on delivering and improving our homes in regards to Mould and Damp, Disrepair with innovation, determination, compassion and a working environment where colleagues feel valued and thrive. Leading and embedding of smart technology in the homes will enable our teams deliver excellent services to our residents.

**Role Responsibilities**:
You will need to:

- Contract and Project Management - manage the team and local relationships with new and existing term contractors to obtain best value from contracts. Support the team with expert knowledge of the contract terms. Work closely with contractors to achieve high quality work, and effectively manage and co-ordination of subcontractors and multi trade works to deliver projects on time and budget. Ensure that contracts are administered including the authorisation variations and payments with a resident focused delivery for all investment works.
- Surveying Standards - Assist with and manage within the team the standard specifications and architype replacements for Windows, Kitchens, Bathrooms, and property enhancement works outside of day-to-day repairs.
- Work in collaboration with colleagues across Housing services to ensure a joint approach to improve quality and customer satisfaction for residents.
- Support and manage a flexible approach to the deployment of resources within the department to respond effectively to fluctuations in workloads supporting the Head of repairs and Head of Housing for any works required across teams.
- Support and manage different types of work within the Property Services Division in response to the changes in the volume of work.
