**Job Title: Property Inspector and Access Assistant**

**Reports to: Property Manager**

**The Company**
- Live-in Guardians (LIG) is the market leader in vacant property protection providing both substantial savings and peace of mind to property owners, whilst offering affordable accommodation to key workers and young professionals in prime locations.

**Key Tasks**:

- To Inspect LIG properties as per inspection schedule and advise on the Safety and Security of Guardians and Properties highlighting and recording issues that could cause physical or material damage, cause reputational harm or result in litigation to LIG
- To ensure that owners or their contractors/reps/agents are provided with access to LIG properties.

**Role Profile**:
**Inspections**
- Advising Guardians of safety issues/rule infringement and reporting these to the responsible departments.
- Inspections to be followed through as per Code of Conduct, rules and procedures implemented by LIG, for whom the Property Manager is their primary contact
- Producing property reports and keeping accurate records in required LIG format.
- Take Meter readings.
- Test Fire Alarms and record test results.
- Test call points and record test results.
- Emergency Lighting flick testing.
- Rectifying minor repairs if possible.
- Take action on matters concerning Fire Risk which may include physical action such as, but not limited to, removing any items obstructing fire escape routes/fire escape doors, ensuring all fire doors are full closed where obstructed by items holding them open. Before and after photos to be taken once actioned.

**Access**

Liaise with the Property Management department in order to provide access for clients, contractors, council representatives, local fire brigade, Primary Authority and all others for whom the Property Manager is their primary contact

**Essential**
- Excellent communication skills, both written and verbal, with the ability to deal effectively with people at all levels.
- 2 years’ plus experience in a customer service related environment
- Natural problem solver and a track record in overcoming difficult issues/situations.
- Ability to think quickly on your feet in a highly pressurised environment.
- Comfortable with technology.

**Hours**

Monday to Friday 9.30am to 6pm with a one hour lunch break.

**Salary**

£27,000-£30,000 per annum depending on experience

**Job Types**: Full-time, Permanent
