**Summary**

This role description covers the position of lettings negotiator/ administrator for James Peacock Property Sales and Management Limited. The company is geographically located in Warrington and we would expect the individual to live locally to the office. The role encompasses the scope of activities related to the management and lettings of the property portfolio in Warrington and surrounding areas along with support to other associated businesses.

**Specific Responsibilities**
- Support the Lettings Team in the day-to-day management of the Lettings portfolio.
- Deal with all enquiries, manage diary for viewings and inspections of properties, and enhance the level of customer service to landlords and tenants.
- Gain an understanding of the Warrington property market and seek out opportunities for landlord referrals.
- Responding to and actioning maintenance requests for the property portfolio.
- Monitor tenant debts, adhering to company procedure to collect these debts.
- Keep abreast of statutory obligations such as landlord regulation, housing benefit entitlement and changes to the Housing Act.
- Conduct all activities in accordance with companies’ health and safety policies.

- In keeping with the Companies ethos of teamwork and customer service, proactively contribute to the development of a mutually supportive team that provides an excellent service to our customers.
- Contribute to maintaining the professionalism and organisation of the office environment.

**Qualifications and Experience**
- IT Literate, particularly with the use of social media, tablets and related apps.
- Knowledge of the geography of Warrington and its property market is desirable.
- Must have full driving licence and own use of vehicle.
- Experience in the industry an advantage but not essential as training will be provided

- Capable of communicating with a wide range of individuals.
- Good team worker.

**Salary**: From £20,500.00 per year
