The Hawthorns Northampton are currently recruiting for a knowledgeable, dedicated and experienced team player to join us as Maintenance Co-ordinator. As our Maintenance Co-ordinator, you will provide general maintenance services for both the residence as a whole and individual residents as and when the need arises.

For this position it is essential that you hold a full driving licence and be able to demonstrate understanding, knowledge and experience of a wide range of traditional building trades.

We will provide a full induction alongside formal training opportunities.

**The key **responsibilities** of our Maintenance Co-ordinator include**:

- Performing routine maintenance duties to include:

- small repairs
- carpentry
- small plumbing and equipment repairs
- Carrying out external low level works.
- Keep logs of temperatures etc to boiler flow rates under ACOPS legionella legislation.
- Check water hardness.
- Take monthly meter readings and issue to General Manager.
- Inspect and maintain all internal and external public areas.
- Clear blocked drains.
- Oversee and work with external contractors that may undertake work within the residence.
- Care for equipment and tools belonging to the residence.
- Prioritise work orders from the management team.
- Any other duties requested by the management team.
- No electric works shall be undertaken apart from plug/bulb replacement.
- In general walk the building note any issues internal/external report major issues or plan in minor works and carry out repairs.
- Check plant room daily.
- Decorate and make ready rooms/apartments to a high standard.
- Work within budgetary requirements.
- Develop and maintain positive relationships with all residents, family, visitors and colleagues.
