**Position Overview**:
As the Maintenance Manager, you will play a crucial role in ensuring the smooth operation and upkeep of all operations within our student apartment buildings. Your responsibilities will include leading the maintenance team, overseeing plumbing-related repair and maintenance projects, and ensuring compliance with safety and quality standards. This position reports directly to the Property Manager and is predominantly based in Central London between Borough, Farringdon & Elephant & Castl, with travel to other locations within the area.

**Key Responsibilities**:

- Oversee the maintenance and repair of plumbing systems, fixtures, and equipment throughout our properties, including pipes, drains, water heaters, and toilets.
- Conduct thorough inspections of plumbing systems to identify issues, leaks, blockages, and other maintenance needs.
- Provide technical expertise and guidance to maintenance staff in troubleshooting and resolving plumbing problems effectively and efficiently.
- Lead and mentor a team of maintenance technicians, including plumbers and general maintenance staff, to ensure high performance and productivity.
- Schedule and coordinate plumbing-related tasks and projects, prioritizing work orders and assignments based on urgency and impact on residents.
- Develop and implement preventive maintenance programs for plumbing systems to minimize downtime, prevent failures, and prolong the lifespan of equipment.
- Monitor and track maintenance activities, including inspections, repairs, and replacements, to ensure compliance with schedules and regulatory requirements.
- Collaborate with external contractors, suppliers, and vendors to obtain quotes, schedule plumbing repairs, and procure necessary materials and parts.
- Evaluate vendor performance and negotiate service contracts to ensure cost-effective and reliable plumbing services for our properties.
- Enforce compliance with health and safety regulations, building codes, and industry standards in all plumbing maintenance activities.
- Implement safety protocols and procedures to protect staff, residents, and property assets from plumbing-related hazards and risks.
