This is an analytical role responsible for the execution of the pricing strategy for all new properties, setting and creating optimal pricing points, through the use of research tables and comparable properties. Working closely with our commercial property recruitment and revenue management teams to optimise pricing for all holiday durations.

Collaborating and building relationships with field based property consultants is key to support the property recruitment process. The team operates 6 days a week on a shift based rota and open hours are from 9am-7pm Mon - Fri and 9-5:30pm Saturdays. These hours may change seasonally. Responding within tight deadlines to meet SLA’s is essential.

Success will be measured through annual contract targets, overall new property revenue and the proportion of properties achieving revenue projections.
- You will be responsible for the optimal price setting of all new properties, through pre and post visit analysis. You will prepare thoroughly researched pricing proposals and income projections for the Property Consultants in advance of visits, using a variety of data sources. You will also review and approve pricing structures put forward by the Property Consultants post visit, scrutinising the pricing structure and ensure it is accurate by referencing against other properties that we market, having assessed their attributes and performance levels.
- Once approved, you will submit the pricing proposals to the Negotiation team along with clear, logical guidelines on pricing flexibility based on income maximisation and short break options to create a negotiation range.
- You will also create bespoke pricing proposals for multi-unit sites, support the sister brand teams with new property pricing by sharing best practice and develop a high level of expertise in pricing and short break strategy.

**Your Responsibilities**
- Using various data sources to prepare thoroughly researched pricing proposals and income projections for new property leads
- Providing logical guidelines to the Negotiation team on pricing flexibility based on Income Maximisation and Short Break options, creating a negotiation range for them to work within
- Assessing and approving pricing proposals as submitted by our Property Consultants
- Liaising with Property Consultants to provide feedback on pricing, and coaching where necessary
- Implementing and championing new pricing strategies generated by the Pricing Research team into pricing proposals, and promoting this to the Negotiation and field teams
- Developing a thorough understanding of Revenue Management processes and decisions, including pricing and short break strategies then using this information to provide expert pricing advice
- Preparing bespoke pricing proposals for multi-unit sites

- Strong Commercial awareness (ideally within the holiday lettings or travel and tourism industry)
- Understanding of browser based IT systems
- Experience of using MS Office suite (Excel etc)
- Data analysis experience
