Housing & Tenancy Support Officer

**Job Purpose**:
To provide an effective housing management service designed to meet the needs of our tenants and the properties they live in, ensuring that a tailored tenancy support service is delivered. To make an effective contribution to the delivery of Housing Management services which includes arrears management, void management, allocations, tenancy management and tenant engagement.
**Main Duties and Responsibilities**:
1. To provide innovative practical support to tenants and signpost them to appropriate support agencies as necessary.
2. To undertake visits to tenants providing a support service for issues raised and obtaining a suitable outcome through effective communication and an agreed action plan.
3. To signpost and support tenants in relation to issues impacting them and their tenancy with the Association.
4. To develop opportunities for partnership working for the benefit of tenants and communities.
5. To assist and support Tenant Representatives and Tenant Groups at scheme / community level with agreed initiatives.
6. To organise and co-ordinate tenant events / activities for community development / enhancement.
7. Prepare reports following events, evaluate success of events against intended outcomes and detail learning objectives and opportunities for the future.
8. Organise and implement Tenant Groups / Tenants Forum to encourage positive tenant participation and continued engagement within the Association in all areas of service delivery.
9. Supply regular information regarding tenant activities and community development for use on Association’s website and published literature.
10. To maintain accurate records regarding Tenancy Support and Engagement.
11. To embrace and participate in own personal development initiatives, identify training opportunities, to increase skills and knowledge and ensure that objectives and performance targets are achieved.
12. To allocate void properties in accordance with current procedures to ensure compliance with the Common Selection Scheme.
13. To ensure the timely assessment of Transfer Applications, entering Assessments on to our systems and all other associated administration duties in accordance with the required timescales of the Common Selection Scheme.
14. To carry out Tenancy Audits to ensure the efficient management of the Association’s housing stock.
15. To be proactive in managing the impact of welfare reform on Tenants and the Association.
16. To provide advice and information to tenants and others on all tenancy matters, welfare benefits and other housing related queries.
17. To manage arrears cases effectively ensuring that prompt action is taken, including Legal proceedings where necessary, to control and recover outstanding arrears and to ensure rent collection is receipted in-line with DfC and the Association’s targets.
18. To identify tenants falling into arrears and monitor existing cases to ensure that prompt action is taken. To identify trends with rent payments and take proactive action to mitigate risks of rent arrears.
19. To interview tenants with a view to reaching agreements to clear arrears.
20. To initiate and recommend the issue of Notices of Intent and prepare relevant documentation.
21. To act as the Association’s advocate and representative in Court, and to advise where attendance of other staff is appropriate.
23. To ensure that other relevant departments are aware of a proposed eviction.
24. To respond effectively to potential cases of Anti-Social Behaviour in line with Policy and Procedures to ensure neighbourhood sustainability.
25. To manage and deal efficiently and effectively with any complaint received and ensure that a quality service is provided to all tenants.
26. To conduct regular Tenancy Inspections and ensure all conditions of Tenancy are being adhered to and take appropriate action as necessary.
27. To adhere to the Tenants Charter to provide an efficient, effective and professional service to all of the Association’s tenants.
28. To encourage, increase and facilitate all levels of Tenant Engagement within the Association’s housing stock. Promoting inclusion among all our tenants and building stronger communities through engagement and partnership working.
29. Contribute to the team, assisting where required to achieve objectives.
30. To comply with all policies and regulatory requirements, alerting your Manager to any incidents or breaches.
31. To undertake any other tasks and duties within the scope and grade of the post.
The ability to speak, read and write in English is required for this post.

**Salary**: £28,900.00-£32,020.00 per year
