Retail Estates and Acquisitions Manager

Marylebone, London (hybrid working model with Tuesdays, Wednesdays and Thursdays as office days)

This is a new and exciting position working within a very busy team. Reporting to the Head of Property, your focus will be on dealing with all landlord and tenant matters (lease renewals, rent reviews and regear opportunities), ensuring efficient and proficient portfolio management for a 240+ strong retail estate across the UK and Ireland.

As a successful business that consistently seeks opportunities for onward growth, this role also offers the successful candidate the opportunity to support in acquisitions of new stores and relocations/upsizes.

The role also includes some responsibility for store development process, with regular engagement with the construction team, to ensure that projects are delivered on time and on budget.

What to expect from the role

Lease Renewal, Break Options and Relocations - seek ways to optimize the portfolio's profitability by managing the approach to lease renewals, break options and relocations in the market Propose stores for opening, relocation, closure and refits based on solid facts and intel Legal Relationships - work closely with our in-house legal team to develop external legal relationships bringing consistent approach to heads of terms and legal documents appropriate for market Ensure all relevant internal parties have relevant information in a timely manner to ensure successful deadline management e.g. timely payments of occupancy costs and timely submission of global approval requests to meet lease end dates Support the Facilities and Maintenance team to deliver solutions for the retail teams Provide training and development for team members to improve service level to the stores and retail estate. Brand Ambassador - act as key brand ambassador in real estate community What we are looking for

In order to be considered, you must demonstrate the following:

MRICS is preferred but not essential Experience of working within a property estate management role Strong proficiency in property management, lease management and legal understanding of commercial leases. Highly organized and structured approach to manage leases, service charge and rates structures. Manage property database information. Liaising with agents and landlords to negotiate competitive terms and secure suitable contracts and leases Set up and manage data and property files Support in implementation and delivery of our 3yr strategy, feeding in to and maintaining the schedule Develop and improve internal processes and implement best practice Why work with us?
