Position Overview

The individual in this role will manage a substantial volume of intricate real estate transactions aligned with Vantage's objectives. Responsibilities include tracking and overseeing acquisition and transaction activities for specific regions or markets, ensuring compliance, managing due diligence processes, and utilizing third-party professional support. The role will focus on driving processes to achieve cost-effective and satisfactory completions, managing partnerships, meeting objectives, and ensuring compliance throughout.

Key Responsibilities

Oversee and monitor a portfolio of complex real estate transactions, including the acquisition of freehold, leasehold, or fee simple ownership interests in land and/or buildings. Implement transaction strategies for designated regions or markets, particularly focusing on the EU/UK. Assist the site selection team by serving as an initial scout for identified markets and sites, conducting travel to potential site locations, performing initial site assessments, and preparing travel reports and diligence packages for internal evaluation. Manage transactions following commercial negotiations to closure. Track, monitor, and report on the status of all acquisitions, including the preparation of necessary deliverables. Collaborate with the Site Selection Team by drafting Letters of Intent from standard templates; maintain acquisition templates through an ongoing process improvement cycle; engage with local brokers, consultants, or other necessary parties; support Know Your Client/Know Your Seller initiatives and meet other legal requirements. Facilitate closing activities: Supervise or coordinate official survey processes; procure title, environmental, and other essential insurance; ensure all payment terms and conditions are met by internal teams to close on time; coordinate with internal and external legal teams on filing all required documentation, such as transfer of deeds of trust, title, property, etc., in compliance with Sales and Purchase Agreements and local regulatory and legal requirements. Manage all pre-diligence and due diligence materials, checklists, and dashboards supporting site selection: Power, telecoms, fibre studies; Environmental and Risk Surveys; Topo - Geotech; Title and legal due diligence; Easements; Rights of Way; and Entitlement, permitting, planning, and other requirements impacting site development. Coordinate Professional Service contracts, Non-Disclosure Agreements, Powers of Attorney, and other documentation essential for engaging third-party consultants, agency relationships, and economic development groups, including obtaining internal approvals for scope, schedule, and budget. Support economic development incentive programs through research of all required inputs, business case requirements, project details, and analysis needed for governmental and non-governmental tax and credit agencies. Develop economic impact deliverables for presentation to local authorities and lead incentive programs to ensure compliance with grant requirements. Organize external/internal meetings, create agendas, manage open issues, and document actions through published minutes and other key results as necessary.

Skills, Knowledge & Experience

Extensive knowledge and experience in commercial real estate/property transactions, demonstrating a strong understanding of the commercial metrics that drive successful development. Business fluency in English (C2 level) is essential, with an additional language such as Italian or Spanish preferred. A Bachelor of Science degree in commercial real estate, surveying, Business Management, or a Law Degree is preferred. Experience in Data Centers or technical/industrial facilities is preferred but not mandatory. Strong IT skills; proficiency in multiple communication tools and software, including PowerPoint, Smartsheet, and advanced Excel knowledge is crucial. Excellent analytical skills with a solid understanding of real estate finance and discounted cash flow analysis. A creative problem solver with a proven track record of championing innovation. Demonstrated ability to collaborate and work effectively with a diverse range of individuals, including efficient partner management. Ability to analyze complex business concepts and documents, effectively addressing confidential and sensitive issues, sophisticated inquiries, or complaints. Capability to deliver effective presentations on general topics. Strong interpersonal, written, and verbal communication skills at all organizational levels and with external partners and third parties such as consultants, brokers, agents, and technical advisors. Flexible, adaptable, and self-directed; capable of working independently across various circumstances, including remote work, travel, and across multiple time zones. This position requires an organized individual with the ability to balance multiple projects simultaneously, work effectively under pressure, and prioritize tasks with minimal direction in a remote management environment.
