Voids Operative
Fixed Term Contract for 1 year – Full Time (40 hours)
The Voids Operative will work as part of an in-house voids team to undertake void works on Hightown’s properties, with the aim of completing the works in the same working week. The Voids Operative will be expected to complete specifications and carry out the vast majority of void works. The Voids Operative will be competent in a variety of trades including, but not limited to plumbing, carpentry, carpet laying, roofing, decorating and lock changing.  
You shall work alongside the Voids Trainee to help with their progression with the aim of them becoming a Voids Operative through teaching, demonstrating and knowledge sharing as required.
You will be responsible for the upkeep of the van stock and for ensuring purchases are coded correctly for regular review.
In times of low void activity you will be required to complete general repair works orders on Hightown’s properties and communal areas.
Main responsibilities:
To inspect voids once they become available and complete works as quickly as possible, identifying works that can’t be completed at an early stage and advising the Voids Supervisor accordingly.
To ensure detailed specifications are created and logged for every void attended and all related purchases are logged in a timely manner.
To work alongside the Clean & Clear Operatives so that they can remove/store/discard items in voids in line with the organisations policies and procedures as appropriate in a timely manner.
Identify where properties have been damaged due to neglect or malicious intent taking photographic evidence as necessary. In these circumstances it is essential to ensure that repairs/void works are recharged and that housing management staff are made aware of the situation in order to take appropriate action.
To undertake stock condition surveys to ensure that all Hightown’s properties are inspected regularly.
To exercise financial control and ensure that invoices are processed and passed for payment in accordance with financial regulations.
To pre-inspect works to effectively investigate, identify and diagnose building defects and produce solutions by actioning/completing remedial repairs and maintenance works.
It is essential that you hold a full UK driving licence.
