What is the Job Function?

Joining our long-established maintenance team primarily based on our 24/7 multi-function campus, the Estates Manager will oversee the maintenance and development of all facilities within Kibble. This role involves managing a diverse team of tradesmen, including joiners, painters, and general duties assistants, to ensure a safe, welcoming, and well-maintained environment. The Estates Manager will work closely with other departments, contributing to creating a comfortable and secure home for the young people we care for whilst adhering to all relevant health and safety regulations and best practices.

Main Duties:

Facility Maintenance and Management:

  • Oversee the maintenance and repair of buildings, grounds, and equipment to ensure a high standard of living and learning environments.
  • Coordinate and manage the work of joiners, painters, and general duties assistants, ensuring projects are completed on time and within budget.
  • Conduct regular inspections to identify necessary repairs and improvements.

Team Leadership and Supervision:

  • Lead, supervise, and develop a team of tradesmen, ensuring they have the skills and resources needed to perform their roles effectively.
  • Plan and schedule workloads, ensuring that all tasks are prioritised appropriately and staff are utilised efficiently.

Health and Safety Compliance:

  • Ensure all maintenance activities comply with health and safety regulations, safeguarding the well-being of young people and staff.
  • Conduct risk assessments and implement measures to mitigate potential hazards within the premises.

Budget Management:

  • Develop and manage the estates budget, ensuring cost-effective use of resources.
  • Source and negotiate with external contractors and suppliers for necessary services and materials.

Project Management:

  • Plan and oversee relevant project development and management for new services, refurbishment and improvement projects, ensuring they meet the needs of the organisation and are completed to a high standard.
  • Liaise with external contractors and oversee their work to ensure compliance with organisational standards and specifications.

Liaison and Coordination:

  • Work closely with the Director of Corporate Services and other departments to align maintenance and estate management activities with the organisation’s goals.
  • Communicate with staff effectively to minimise disruption during maintenance activities.

Other:

  • Engage with young people in a respectful and understanding manner, being mindful of the sensitive environment.

What qualifications, skills & experience are we looking for?


  • Fully experienced in all aspects of the trade.
  • Time Served & City & Guilds qualified (or equivalent) would be desirable.
  • Proven experience in estates or facilities management.
  • Strong leadership and team management skills.
  • In-depth knowledge of building maintenance, construction, and project management.
  • Familiarity with health and safety regulations.
  • Excellent organisational and budget management skills.
  • Strong communication and interpersonal skills.
  • A commitment to creating a safe and nurturing environment for vulnerable young people.
  • Proactive and solution-oriented approach to problem-solving.
  • Ability to work under pressure and manage multiple priorities.
  • A team player with a collaborative and supportive attitude.
  • A full UK driving licence is essential for this post.

  • As the job can be physically demanding, the postholder should have a good level of general fitness.
