About the Role:
EC Recruitment is excited to present an opportunity for a Facilities Manager to join a leading company with a substantial investment portfolio, predominantly comprising commercial properties. With several sizeable projects currently underway, this role promises a dynamic and rewarding career for the right candidate.
Job Purpose:
To represent the company to all tenants, suppliers, contractors, and third parties, enhancing and building the company's reputation. Ensure high standards of property presentation are maintained at all times, and escalate significant, strategic, or forward-looking risks and opportunities. This is a new role within the business with plenty of scope to develop the department.
Principal Responsibilities:
- Be a visible presence on-site, engaging with tenants to address issues and identify risks, opportunities, and improvements.
- Ensure best value by proposing improvements to existing property management systems.
- Assist in setting service charge budgets and manage/control expenditure accordingly.
- Procure and manage a team of multi-discipline contractors to ensure high standards of service, with an emphasis on customer service.
- Procure Planned Preventative Maintenance (PPM) schedules, manage current PPMs, and schedule works appropriately.
- Maintain effective relationships with contractors and suppliers, ensuring compliance with work permits and safe practices.
- Ensure compliance with company procedures and policies, including health and safety, COSHH, and environmental matters.
- Coordinate inspections and meetings across the portfolio, including annual inspections, FRAs, and Asbestos Register inputs.
- Manage void property inspections and ensure compliance with insurance policy.
- Develop strong relationships with tenants and ensure professional communication..
- Ensure the Property Portfolio complies with current/new legislation.
Sustainability Responsibilities:
- Drive sustainability initiatives across the campus to improve ESG performance and recommend management practices.
- Coordinate data collection on energy, water, and waste, seeking ways to reduce consumption/waste with occupiers.
- Promote and organize green travel initiatives.
- Implement sustainability consultant initiatives to proactively reduce carbon use.
Skills and Qualities:
- At least 5 years’ commercial experience in a mixed property portfolio environment.
- Ability to work autonomously, exercising judgment in managing business risks.
- Strong interpersonal skills; ability to create a positive first impression face-to-face and over the phone.
- Responsive, flexible, and professional attitude with the ability to adapt priorities.
