This is an exciting time for One Manchester as they develop and implement their new Growth and Regeneration strategy, providing much needed affordable homes across Greater Manchester for customers now and in the future. They have an exciting opportunity for a Growth and Programme Delivery Manager and this role is designed for a driven and experienced Development professional to oversee the delivery of diverse and innovative projects. The position involves managing a team to achieve strategic objectives, ensuring the timely and budget-compliant execution of development programmes, ensuring that new business, delivery and sales targets are achieved and fostering key stakeholder relationships.
This position is ideal for a professional with a minimum of three years’ experience in Development and Regeneration. The candidate should possess strong leadership skills, a passion for innovation, and a keen understanding of modern construction methods and sustainability.
Key Responsibilities
- Provide inspirational leadership and support to team members, ensuring clear communication and a commitment to personal growth.
- Advise on strategies to meet growth objectives and targets.
- Lead the Development Team in delivering complex regeneration and new build projects.
- Manage line management responsibilities, including coaching, performance evaluations, and recruitment.
- Ensure projects are completed on time, within budget, and in line with financial guidelines and regulatory frameworks.
- Adhere to the development procedures guide, financial guidelines and regulatory frameworks for project authorisation.
- Delivery of projects from feasibility, to completion across tenure, including land assembly, acquisition, transfers and various forms of management and equity models.
- Demonstrate a comprehensive comprehension of Modern Methods of Construction (MMC) and sustainability.
- Manage pivotal relationships to facilitate seamless delivery of development opportunities, engaging with Partners such as Homes England, Local Authorities, GMCA, landowners, developers, contractors and consultants.
- Collaborate across teams to resolve customer complaints ensuring all complaints are handled within the required response times.
Role Purpose
- To manage a consistent pipeline of financially viable development opportunities.
- To manage the Development team in delivering new business, meeting corporate objectives, and achieving growth targets.
- To be innovative in approach and continuously seek new development ideas and ways of working.

Critical Knowledge, Skills, and Experience Required
- Minimum of 3 years' experience in Development and Regeneration.
- Proven history of implementing continuous improvement initiatives and achieving objectives.
- Proficiency in delivering excellent customer service and managing inquiries across various platforms.
- Strong analytical skills and the ability to generate comprehensive reports.
- Demonstrated success in delivering projects and achieving measurable outcomes.
- Up-to-date knowledge of planning legislation, building regulations, and ecological initiatives.
- Experience in team management and development.
- Competence in managing procurement projects, including tender processes and contractor liaison.
- Understanding of sales products and private sales methodologies.
- Familiarity with Homes England audit procedures and the Capital Funding Guide.
- Experience with the Homes England Information Management System (IMS).
- Recognised qualification related to building.
- Knowledge of Proval/ an appraisal system is preferable.
